We have been in business in Hertfordshire for over 30 years and our experience in helping our customers to buy, sell or rent their properties is second to none. Over the years we have built a professional and enthusiastic team and we now have three branches based in the towns of Hatfield, Stevenage and Welwyn Garden City. But how did it all begin? Read on to find out more about the history of Wrights, how our story started and how we got where we are today...

    It all begins with a 'For Sale' sign
    Wrights was founded in 1983 by Melvin Wright. Melvin was an experienced estate agent who began his career working for W.H.Lee based in the village of Ware and then moved on to their Stevenage office. As he progressed in his career Melvin was asked if he would open another branch of W.H.Lee in Harlow. Whilst pondering this decision Melvin happened to see that a shop unit in Hatfield was for sale and this made up his mind - he would start his own estate agency! He picked up the phone to the agent and said he wanted to buy the unit, and so Wrights Estate Agency was born on the 15th August 1983.

    Success in Hatfield
    Due to Melvin and his team's hard work and determination Wrights Estate Agency really took off in Hatfield. They were chosen as re-location agents for British Aerospace for whom they sold all of their residential blocks, and took on a high number of repossession jobs from the building societies. At a time when many estate agencies were shutting their doors Wrights great reputation ensured that they were being kept busier than ever. Their opening hours extended from 9am - 9pm and they also employed a full time mortgage consultant!

    The family grows in Welwyn Garden City
    10 years after Wrights first opened its doors in Hatfield Melvin made the decision to open another branch in the lovely town of Welwyn Garden City. And so in 1993 Wrights of Welwyn Garden City was founded. Initially the agency was only based in the 1st floor office but its success and popularity soon meant that it took over the ground floor too. As Wrights is truly a family business, Melvin's brother Graham came on board at this time to set up a lettings team for Wrights who were the only agents to manage student lets in the university town of Hatfield.

    Branching out in Stevenage
    As the Wrights team had such a wealth of knowledge about the Hertfordshire housing market it made sense to open another branch, and because Melvin had previously worked in Stevenage he decided to based his next office in this lively town. Wrights were the first independent estate agents based in the town centre and where we led others followed - it soon became a prime location for a number of estate agencies.

We realise that selling your home can be stressful so our innovative 'Open House' events are a great way to ease the burden and reduce any inconvenience that you may face. Rather than showing viewers around individually, we will arrange an 'Open House' event (usually on a Saturday) where all prospective buyers can come along to view your property. This generates a high level of interest and we sell eight out of ten properties through this method. We often find it can help our customers reach over their asking price too.

Understand the costs involved in buying a property

    If you are planning on buying a property you need to make sure that you fully understand the costs involved, and to make sure that you are prepared financially before you buy. At Wrights Estate Agents we understand that our customers can sometimes find this daunting especially if it is their first time on the housing ladder. That's why we have put together a handy guide to the main financial costs that you need to consider before you buy a property. And because we're here to help we have also created a useful mortgage calculator and a stamp duty calculator for you to use. Of course we always recommend that you talk through your finances with a financial advisor who will be able to give you more in-depth advice.

    Mortgage costs
    When most people buy a house they need to take out a long term loan which is known as a mortgage. These are provided by banks and building societies and each mortgage will have its own specific features and interest rates. You will need to consider the different features carefully to make sure that you choose the mortgage that is right for you. Mortgages can run for up to 30 years in some cases so they are a long term commitment. You also need to ensure that you can pay your mortgage each month or your home may risk being repossessed. Because there are so many different types of mortgages out there we recommend that you have a chat to your bank, building society or financial advisor to help you get the best deal for you.     Deposit costs
    When you buy a house you will generally be expected to provide a cash deposit. This usually takes the form of a percentage of the purchase price of the property you are buying. On average in the UK house buyers pay around 20% of the sale price as a deposit. For example if you are buying a house for £100,000 you may provide a deposit of £20,000 and take out a mortgage for £80,000. It is important to bear in mind that the higher the deposit you can pay the better mortgage rate you may be able to receive so having a good deposit can make a positive impact on your finances. However if you don't have a large deposit then the good news is that you may still be able to buy a house. There are a number of 90% or 95% mortgages available on the market especially for first time buyers.

    Legal costs
    When you purchase a house you will usually need a solicitor to help you draw up the legal documents involved and to conduct local searches for you. Solicitor's charges can vary depending on the complexity of the transaction but are generally somewhere between £500-£1,500.     Survey costs
    Before you exchange on a house purchase we recommend that you undertake a survey of the property you are going to buy. This should be done by a qualified surveyor and there are a couple of different options that you can choose. A Home Buyer report is slight cheaper and can cost up to £500. It provides a general overview of the property. A Building Survey looks at the property in greater depth and is usually appropriate for buildings over 40 years old. This can cost between £500-1,200. Wrights are happy to recommend a local surveyor if you choose to have a survey completed.

    Stamp Duty Costs
    Stamp duty is a government tax on land and property transactions. At the moment it is payable on any residential property worth over £125,000. The amount of tax payable increases with the value of the property you are buying.     Other Costs
    As well as the main costs detailed above there are a number of other costs that you may want to factor in to your house move. There may be decorative or structural work to be done to the house and there could also be removals costs to help you move your belongings into your new property. You will also need to have buildings insurance in place before you move in and it is a good idea to get your contents insured too.

    Melvin Wright Director/Owner,
    Melvin is the founder and director of Wrights and has a busy and involved role managing all three of our branches. Melvin was already an experienced estate agent with a great deal of local knowledge when he founded our Hatfield branch in 1983. Due to the ongoing success at Hatfield he decided to open a further branch in Welwyn Garden City in 1993 and this was shortly followed by another branch opening in Stevenage. Melvin has created a successful independent agency with a family feel where the customer always comes first. Melvin is also passionate about the local community and supporting Willow by raising funds for this worthwhile cause, and he recently won a 'Special Fundraising Award' from Agents Giving.

    Hatfield Branch Manager
    Hayley has been with the Wrights team for over 21 years and is the lettings manager for Hatfield and Stevenage. She also looks after the block management site in Stevenage. She has a varied role and ensures that all aspects of the lettings department run smoothly. Hayley is also responsible for keeping up to date with all of the new lettings legislation and managing any changes. In her spare time Hayley keeps busy playing netball in a local league and she also enjoys cycling and reading.

    James Haylett Sales Manager
    James joined our Hatfield branch towards the end of 2019. James has a vast experienced knowledge within the Sales industry and quickly turned this experience in to property. James has worked hard in the sales market and is now our Sales Manager. James has a real passion for finding applicants their forever home and guiding vendors through the selling process. In his spare time James likes to watch football and is kept busy by his two children.

    Verity has worked in the real estate industry for six years. She is now working for Wrights as a Sales Negotiator alongside a friendly and efficient team in Hatfield. In her free time Verity enjoys travelling, playing the piano (which she taught for many years), going to the theatre and cinema.

Since joining the Wrights team, Molly welcomed the opportunity to expand on her knowledge and build on her skills within the Sales Industry. She is excited to see what opportunities await.     Josie has worked in the estate agency industry for an amazing 18 years. She works for Wrights as a lettings manager. This means that she is responsible for running the lettings department, building new business and dealing with the many aspects of the lettings industry including dealing with customers, lettings administration and property maintenance. Josie loves her job and likes the varied and busy nature of the role. In her spare time, she enjoys travelling and spending time with her three beautiful grandchildren. She is also a big heavy metal fan and likes to go to concerts whenever she can.

    Michelle Frith Lettings Consultant
    Michelle has been with Wrights for 17 years and works as a lettings administrator. She deals with landlords and tenants on a daily basis and provides valuations, regular inspections and check out reports. Michelle loves the fact that every day is different in lettings and she gets to meet a range of diverse people in her role. She says it's a great feeling when you find the perfect match of landlord and tenant. She also enjoys working in an established and friendly team. In her spare time she is involved in local politics and also does a lot of voluntary work. The work Wrights do for Willow is very important to her and she also works with a local school and organises Wrigths sponsorship of their summer fete. She also enjoys playing darts and pool.
