    At Adamson Lettings we know that the key to successful tenancies is to firstly, select the most suitable tenant for your property and once your tenant has moved in, following our thorough check in procedure, to maintain a good relationship with them, this doesn’t mean giving them everything that they want- tenants can be very demanding – rather to establish landlord/tenant responsibilities and expectations and this is where experience plays an important role.

    One of the most contentious areas of letting is when your tenant vacates the property, everyone’s standard of cleanliness and acceptability differs widely and thus problems and disagreements about apportionment of the deposit occur, at Adamson Lettings we will meet your tenant at the property on the day the tenancy commences and go through, item by item, the prepared inventory, agreeing condition scales with the tenant. Likewise at the end of the tenancy, we will again meet the tenant at the property and, using the initial inventory and supporting photographs, will agree on what is acceptable fair wear and tear and which items, if any, are to be addressed. In our experience this is a much fairer way of carrying out this task and saves a lot of misunderstandings.

    We understand that tenants can not always view properties during our office opening hours and with this in mind Adamson Lettings will carry out viewings with prospective tenants up to 9pm each evening and all day Saturdays ,Sundays and Bank Holidays.

    We will also be available for your tenants to contact up to 10pm every day of the week should they require our assistance in an emergency.

    Adamson Lettings have excellent relations with local contractors and we make sure that prices for work carried out are kept competitive and that any contractor that we send out to a property is fully skilled and able to carry out the specified work to a good standard, each contractor is required to provide to us a copy of their public liability insurance.

    The History

    The present Edwards Grounds was established as a result of a merger between the two highly successful and respected businesses of Alfred Grounds and W. Edwards & Company.

    Alfred Grounds founded his estate agency and auctioneering business in 1885, in the then busy sailing port of Runcorn. He rapidly built up a reputation for excellent service and expanded his firm into the nearby towns of Widnes and Fordsham.

    In 1925, Billy Edwards, the son-in-law of a prominent architect, was encouraged to set up business as an estate agent in Warrington and W. Edwards and Company was born. His venture flourished and it was Bruce Edwards, Billy's son, who in 1958 brought together the two firms.

    Since 1958 the company, known as Edwards Grounds, has progressed from strength to strength and now also has separate specialists departments in Lettings & Property Management.

    The Present

    Edwards Grounds has four offices in Warrington, Westbrook, Culcheth and Runcorn serving the Halton area.

    Over the past forty years Edwards Grounds has developed into a highly versatile multi-disciplined company.
