There are several costs to consider when renting a property. These may vary depending on the location and type of property.
Holding Deposit
A holding deposit equivalent to one week’s rent is required to reserve a property. This amount will be deducted from the first month’s rent, subject to the terms of the agreement.
Security Deposit (Assured Shorthold Tenancies)
For Assured Shorthold Tenancies (ASTs), the security deposit will be:
Equivalent to five weeks’ rent where the annual rent is below £50,000
Equivalent to six weeks’ rent where the annual rent is £50,000 or above
Rent & Utilities
Tenants are responsible for paying the rent and any utility bills as specified in the Tenancy Agreement.
Late Payment of Rent
Unpaid rent may incur interest at 3% above the Bank of England base rate, in accordance with the Tenancy Agreement.
Lost Keys & Security Devices
Tenants are responsible for the reasonable costs associated with replacing lost keys or security devices, including (where necessary) changing locks or installing new devices.
Changes to the Tenancy Agreement
Should a tenant request a variation to the Tenancy Agreement, a minimum charge of £50 per change will apply. This may increase depending on the level of work required to complete the amendment.

Before Move In
You are probably aware that there are up-front costs that must be paid before a tenant moves in. At Oaks Estate Agents, we require 1 months’ rent, less the 1 weeks holding deposit. The security deposit, which will be placed into an approved deposit scheme, is typically 5 week’s rent.
Change Of Sharer
We know that circumstances change, and it may be that a tenant is moving out to be replaced by a new tenant. In these circumstances we deem this to be a change of sharer and there are several administrative matters we must deal with when this occurs. The following charges are our most up to date change of sharer fees.
