Carole Donald has been involved in the corporate and private sector for over 15 years including a successful career in banking. Her duties include interim inspections of all managed properties every three months, Gas Safety checks and Inland Revenue returns for all managed UK and Overseas Landlords.
We offer a full lettings and property management service or a lettings only service to all of our potential Landlords.
Obviously fees can vary and each letting agent will have their own scale of charges along with their own terms and conditions of business. They cover lettings and full management of the property or lettings only service. The Landlord is the client and fees are paid by the Landlord as a percentage of rental income according to the scale of charges, we would be pleased to discus our terms with you and would be happy to send to you a copy of our current Terms and Conditions.
We will introduce and vet prospective Tenants, prepare the tenancy agreements and advise on inventories. Should we manage the property we will arrange to change over all the utility accounts and Council Tax, collect the rent and pay the balances to the Landlords account. We will also pay bills for the Landlord, regularly inspect the property and deal with the day to day running of the property.
We will use a Tenancy agreement that complies with the Housing Act 1988 & 1996. Most agents will have their own 'in-house' Tenancy agreement, incorporating clauses covering potential problem areas experienced agents recognise. These agreements should be far more comprehensive than the standard printed agreements bought for self-completion and are regularly up-dated to take account of changes in legislation.
