Over the last year we have worked very closely with a great deal of private landlords and investors in the Leamington and surrounding areas. What has become very apparent is that approx 82% of landlords do not regularly review their rents. The main reasons being 'I did not know I could review my rent', 'I did not know what the rental market was doing in terms of prices' and 'I have a great tenant - I dont see the point'.Yes we agree that having a great tenant is important but so is ensuring your investment is working for you.To give you an example - one particular portfolio landlord we have worked with approached us with a view to advising her on her current tenancies and the rents they were achieving. Bottom line - we increased the rents across her portfolio, with the tenants blessing, and generated an additional £8000 per year. Our approach to the increases were achieved by working with the tenant, educating them on the market - and also still keeping them slightly below market rents.
