Lettings

At Oliver James are aim is to ensure that both Landlords and Tenants are provided with an unrivalled level of service throughout the process of letting a property.

For Landlords we offer flexible packages all the way from tenant find only up to a fully managed service. Our fees for these services are competitive when compared to those offered by our competition and it is important to consider that the fee we quote you is not subject to any set up fees or additional charges. We believe strongly in transparency and so our fee includes all the services that we feel should be provided free of charge. Check in/Check out procedures, schedules of condition & inventory and tenancy agreements are provided in both our standard let only and fully managed service.

For the majority of tenants we realise that security of tenure is an important factor when in a tenancy and that fees charged by some other agents for tenancy renewals are extremely high. As such at Oliver James if both the Landlord and the Tenant agree to enter into a further fixed term contract then we will not charge a tenancy renewal fee to either party. Our initial admin charge is again very competitive and is the only standard fee due to ourselves for the duration of your tenancy.

Sales

With an excellent reputation and years of experience in the rental sector Oliver James is proud to have given advice and helped numerous Landlords and Investment Buyers expand their rental portfolios. Due to having an ever growing list of Landlords, many of which are looking to expand their portfolios, we are able to pro-actively establish viewings and interest prior to marketing often resulting in a sale before the property is advertised.

In addition to this service Oliver James offer tailored sale packages for Home Owners, Developers, Builders and Landlords as we appreciate that each property and circumstance is individual.

Whether you are an experienced commercial property Landlord who only requires an advertising portal for their property or a first time client seeking advice and a free no obligation valuation of your commercial premises then we at Oliver James are here to help. We have experiencing working with private individuals as well as corporate companies handling a range of different types of premises, from large office units to serviced desk spaces.

As an agent we will ensure the property is suitably advertised to ensure maximum exposure. We will also happily place an advertising board outside the premises should you so wish.

Any viewings of the premises will be accompanied and any offers put forward by an applicant will be conveyed to you in full before a decision is made. We will also happily liaise directly with your appointed solicitor or representative to ensure that the lease agreement compiled is suitable to both yourself as well as the tenants.

There are no set up fees for the service we provide and so payment is only due on the successful let of the property.
