Hard to beat on location
Good facilities including rooftop and shared study workspace.
Would be improved with a gym and reintroduction of additional perks (e.g. breakfast bar). Great location though, and staff - Peter on front desk is helpful and approachable. As are the guys in the back office.

Good range of local food shops and restaurants, but failing shopping centre with low presence of good retail options. Loud on Boxpark event days. Few non-paid parking options.
How has the building management responded to any problems or issues you have raised:
Most issues resolved quite promptly. Some slower fixes due to replacement parts of faulty items not being readily available.

Noise levels are night can be quite high especially on days of boxpark events.

Love living at no26
The amenities are great. The property and building management at No26 has been excellent, thanks to the dedicated team including Tiyana, Hannah, Kouloud, Dom, Yoni, Hafeez, and others. They’re consistently professional, approachable, and quick to respond, always making residents feel heard and valued. From resolving maintenance issues efficiently to keeping the building clean, safe, and well-organized, their attention to detail really stands out. Communication is clear and timely, and they go the extra mile to ensure everything runs smoothly. Their teamwork and positive attitude create a genuinely welcoming atmosphere, making it a pleasure to live here.
Please tell us about the good and bad aspects of living in your local area:
The local area is great. A lot of shops and parks nearby. Train station is at our door step, as well as busses and trams.
There has been a lot of road works and at night which is not ideal. Theres also no large grocery shops within walking distance, most of them are local spots which are small and more expensive.
How has the building management responded to any problems or issues you have raised:
The building management team has been very responsive and reliable whenever I’ve raised an issue. They acknowledge requests quickly, keep you updated, and make sure problems are resolved efficiently. It’s clear they take residents’ concerns seriously and work hard to maintain a high standard across the building.
Please share one thing (or more) which you wish you had known before you moved in:
One thing I wish I had known beforehand is how the joint contract works. All tenants are jointly responsible for the full rent and any damages, not just their individual share, which can be important if one person falls behind or moves out. It’s worth making sure everyone understands this clearly from the start and has a good agreement between housemates to avoid any issues later on.

The development is generally well designed and functional
The development is generally well designed and functional, with a modern layout that suits day to day living. The flats are a good size and the overall finish is decent, although some areas could benefit from better attention to detail. Storage space is acceptable
Facilities are fairly standard, and while everything you need is there, it does not feel particularly high end. Communal areas are usually kept clean, although this can vary depending on management consistency.
Building management is adequate but can be slow to respond at times, particularly when it comes to maintenance requests or ongoing issues. Communication could be clearer and more proactive.
Overall, the development offers solid, practical living rather than anything premium. It works well for convenience and location, but there is room for improvement in management and long term upkeep.

The local area has a good mix of convenience and character. There are plenty of shops, supermarkets and takeaways nearby, along with a few decent restaurants and cafes. Transport links are strong, with regular trains and buses making it easy to get into Central London. There are also some green spaces within a short distance, which is a plus.
Overall, it is a practical and well connected place to live.

I love No.26 Croydon!
The development is well-thought out and the design is aesthetically pleasing. We also have access to all the necessary facilities. The building management have been exceptional at assisting us with every query and issue we’ve faced in a timely manner, and their “open door” policy has made the move and transition super easy!

The location is amazing! We have access to everything we need, and the transport links are exceptional. We’re based in a diverse area with access to different cuisines and a range of high end and low end restaurants. It is the perfect “in between”

Building management have repented to all problems and or issues I’ve raised in a timely manner, and have assured me that I am well within my right to raise any concerns and they will assist.

I would have stayed for years if I could!
I have absolutely adored my time at No26 over the last 20 months and my only reason for leaving is due to a relocation down to Hampshire, otherwise I would have happily stayed for years, as so many other residents have.
No 26 team - they are all an absolute dream and so welcoming, helpful and available whenever you need. The 24 hour concierge has been a dream for post and parcels and the maintenance team, Dom especially, has made living there such a breeze. I always found communication to be brilliant, so whether a fire alarm, lift issue, etc. we were always kept in the know.
Community - everyone who lives in the building has been wonderful to meet, so many great characters, no anti-social behaviour and lots of community. There is a WhatsApp group that enables you to meet the neighbours, as well as building events.
Design - firstly, the interior decor is gorgeous, almost like a high end hotel, plus all of the decor and furniture in the apartments are top tier. It made me so proud to have friends over to show off where I lived and it's done in such a way, you can make it feel just like home in such a small time.
Bins - there is a communal bin store, the cleanest I have ever experienced in my 10 years of London living, with the building in general being maintained so well.
Facilities - while I didn't use the co-working/communal space or pool table, I spent a lot of the summer with friends on the roof terrace, with gorgeous views of the city and an amazing spot to watch fireworks.
Bills - bar council tax, wifi comes included with the rent and all bills are managed by Ista which makes life SO easy.
Please tell us about the good and bad aspects of living in your local area:
The area where No26 is situated has been brilliant for me, especially as a woman living on her own. Just a 2 minute walk to East Croydon train station and the tram link means a short walk from train to flat, ideal for darker evenings. No26 is above an amazing bar called Trickle who do great drinks and delicious pizza (241 on Tuesday's!) as well as close to Mr Tinto for coffee and then of course a short walk into the town centre for all other amenities. Co-op is the closest supermarket but nearby there is a Sainsbury's, Marks & Spencer and the old Amazon Fresh is likely to be repurposed as another supermarket. Bar the sirens, I found traffic noise to be minimal and despite Croydon having a 'reputation', I've not experienced any anti-social behaviour in this area. There is a large car park (Ruskin) just nearby but the borough is very walkable.
How has the building management responded to any problems or issues you have raised:
Immediate responses! I only had a couple of issues, one of which weather related and the other was a fault of my own, and the team responded immediately with a plan of action. Any delays were due to 3rd parties so I really can't fault the team.
Please share one thing (or more) which you wish you had known before you moved in:
Choose your side of the building carefully, depending on your preferences. The higher the floor, the quieter it is. West facing gets more sun in the afternoon but East facing has gorgeous views of London.
