SELLERS INSIGHT In 2009 we were renting a wonderfully peaceful property in Tolleshunt D'Arcy but looking for somewhere to buy in view of the changing market conditions. Within hours of viewing Breydon Cottage (37 Wycke Lane) in January 2010 we had decided that it was the place for us and moved in by May. We now wish to relocate for family reasons but will be very sad to leave Tollesbury.
Breydon cottage is located on a cul-de-sac in a very peaceful part of Tollesbury where there is no through traffic on the adjacent roads and there is extensive off-road parking at the front of the property. The rear of the property has views of the Blackwater Estuary, Mersea Island and the Dengie Peninsula which can be appreciated from the large upstairs living room with picture windows and a vaulted ceiling. The picturesque rear garden contains a large lawned area, beautifully planted borders and wonderful specimen trees, including a mature oak, a young giant redwood and a large robinia (false acacia) which is the star of the show. The sunny rear patio has space for al fresco dining and plenty of seating. There is a south-west facing summerhouse with an electrical supply at the bottom of the main section of rear garden and beyond that is an established orchard comprising apple, pear and damson trees. The very bottom of the 200ft garden contains a large compost area.
Breydon Cottage has a very unusual but attractive layout internally. There are two large living rooms and a shower room in the newer part of the building, one ground floor and one first floor, both with triple aspect windows. The older part of the property contains the kitchen/diner/snug, the bedrooms, the wet room and the conservatory, which is accessed from the dining area. Only the principal bedroom and adjacent dressing room (or fourth bedroom) are on the first floor. The first floor bedroom has a picture window with the lovely rear views. Since acquiring the property in 2010, we have made several significant improvements:
- The property is now connected to mains drainage instead of a septic tank. The septic tank is still in place but is fed solely by rainwater which could be used for garden watering by fitting a submersible pump.
- The kitchen worktops and splashbacks have been replaced by Granite Solutions and a top-of-the-range Neff induction hob fitted.
- The polycarbonate conservatory roof was replaced by a double-glazed roof two years ago.
- Secure double-glazed doors have been fitted between the conservatory and the dining area.
- All single glazing in the newer part of the property has been replaced by double glazing and the upstairs rear window views from the living room improved by eliminating mullions and avoiding opening panes. The property is now fully double-glazed.
- Electric storage heaters have been replaced by central heating radiators and a second oil-fired boiler fitted two years ago.
- A large (30ft x 10ft) garden shed has been installed.
Tollesbury, known as the Village of The Plough and The Sail, has a long and proud history as a farming, fishing and yachting village that has supplied crew for the famous J-class yachts and the Americas Cup. There is still a strong sailing community with two clubs and a marina within fifteen minutes walk of Wycke Lane. The marina has pontoon berths, a restaurant and bar that is open to non-members, a yacht chandler's, a swimming pool and tennis courts.
The central area of the village, within fifteen minutes walk of Wycke Lane, contains a conservation area that has preserved its traditional appearance. Within the central area are the well regarded primary school, the GP surgery, a pharmacy, an Anglican church, a Congregational church, the Parish Rooms, the Community Centre, a public house, a village square served by a vegetable stall, a general store, a Post Office, a hairdresser's, two coffee shops, a garage and petrol station, and a bus terminus. There is an additional, larger general store within ten minutes walk of Wycke Lane.
Adjacent to the marina is a large seawater paddling pool with toilet facilities and picnic tables. Nearby are a cafe and a tea shop. Other useful facilities in the village include vehicle repair businesses (including MOT testing and bodywork repairs), a heating oil supplier, visiting fish'n'chips and pizza vans, and numerous local tradesmen.
Tollesbury is a vibrant community with numerous interest groups involving music, drama, cinema, sport, gardening, textiles, painting, pottery, stained glass, scouts & guides, bell ringing, WI, fitness, rambling, ancestry and more. Venues for activities include the Recreation Ground, the Parish Rooms, The Centre (former Congregational Church) , The Lighthouse, the Masonic Hall, and the Tollesbury Activity Centre (scout and guide hut).
Within a fifteen minute drive of Tollesbury is the village of Tiptree, famous for the Wilkin & Sons jam farms and factory. Tiptree has medium sized Tesco and Asda supermarkets and numerous other facilities, including a dental surgery. For anything that is not available locally, the town of Maldon is nearby and the cities of Colchester and Chelmsford are within a thirty-five minute drive. Maldon has a large selection of shops and restaurants and a cottage hospital. Colchester and Chelmsford both have major hospitals with A&E departments and the shopping, hospitality and entertainment facilities you would expect of any city.
