The original entrance was through the big, glazed arch into the barn with the hay loft above and the smaller, adjacent arch – now a kitchen window – was thought to have led into stables. All the single storey section was the dairy, and the utility and cloakroom on the other end was a new addition.”

Location

Little Humby is a pretty hamlet on a tributary of the East Glen River in the undulating Lincolnshire landscape about 6 miles southeast of Grantham, 1.5 miles from the A52 and just a mile southeast of the well served village of Ropsley. This lively village has its own excellent primary school, a church and a brand new village hall with cricket and football pitches, a basketball court and children’s play area. Amongst other activities, there’s a running club, and a golf course on the village outskirts. The popular pub, The Green Man, serves food and also operates a post office one afternoon a week! A number of walks in the area run through traditional English woodland, including Ropsley Rise Woods.

The proximity to Grantham (15 mins) makes this property excellent for commuting as fast trains to London Kings Cross take around an hour. The historic city of Lincoln is 30 miles (about 40 mins) to the north.

Schools

Ropsley C of E Primary School a mile away, and Ingoldsby Academy primary 2.5 miles away, are both rated Good by Ofsted. For secondary education there is a number of excellent schools in Grantham just 6 miles away such as the grammar schools (requiring the 11+ entrance exams) Kesteven and Grantham Girls’ School and The King’s School (for boys), both rated Outstanding by Ofsted, also, for instance, Greenfields Academy and Walton Academy rated Good by Ofsted. Sleaford, about 12 miles (20 mins) to the northeast, has St. George’s Academy, Carre’s Grammar School, and Kesteven & Sleaford High School (for Girls), all rated Good, whilst Bourne Grammar School is rated Outstanding and is 16 miles away (about 25 minutes).
