Description

This most appealing period cottage nestles in the tiny hamlet of Sigford, surrounded by a picturesque country landscape, some two miles north-west of the town of Ashburton on the eastern edge of Dartmoor. There are lovely rides and walks literally on the doorstep and the wide, open spaces of the moor are within easy reach.

Ashburton has excellent shops and amenities including two butchers, fish deli, artisan bakers, delicatessen, Co-op/Spar stores, post office, health centre and primary and secondary schools. It is a centre for arts and crafts and has a well supported community arts space housed within the former Methodist Church. The A38 at Goodstone/Caton is less than two miles from Sigford and gives easy access to Plymouth and Exeter.

Little Sigford Cottage is a centre property in a row of just three nestling below the lane and enjoying picturesque views to surrounding countryside.

The accommodation has been tastefully modernised and extended and combines modern day comforts with character features. It has a cosy wood-burner in the living room, exposed stonework and timbering to some rooms, stylish kitchen-diner, and well appointed bathroom and en-suite shower. The windows are double glazed and there is LPG heating via a modern condensing boiler.

N.B we understand that there is an area of flying freehold whereby part of bedroom one lies above the neighbouring cottage.

DIRECTIONS
From Ashburton join the A38 at the Linhay junction in the Exeter direction. Once on the A38 ignore the first exit signposted for Sigford and take the next exit for Caton. Proceed to the top of the lane and at Hook Cross go straight across, signposted Sigford. After a mile you will reach a 'T' junction, turn right here and the property will be found on the right by the red telephone box. Parking is available in the lane just passed the property
