Description

Distances:

Stamford station 0.7 miles, Peterborough 14 miles (London King’s Cross around 50 minutes)
(All distances and times are approximate)

Situation:

9 Rutland Terrace is situated in the conservation area, towards the western edge of town and is one of the most iconic streets within Stamford. Once a manicured bowling green, Rutland Terrace was established in the 1830s and is a handsome display of Regency architecture. South facing with views across the undulating meadows to the west and the famous Stamford roofline to the east, 9 Rutland Terrace is beautifully positioned, approximately half a mile walk to Stamford station and 5-10 minutes walk to the meadows, a small high-end supermarket or the heart of Stamford.

The stone market town of Stamford has a wealth of shops, leisure facilities, restaurants and the famous coaching inn, The George Hotel. Stamford regularly appears as a prime location in various national newspaper “best places to live” features.

Rutland Terrace also enjoys straightforward access to the A1 which runs to the west of the town providing access to one of the country’s arterial routes north and south. The Cathedral City of Peterborough, with its comprehensive shopping and leisure facilities, has a main line rail station with high-speed trains to London King’s Cross.

The area has excellent state and private schooling in Stamford, Oakham, Uppingham and Oundle.

Leisure pursuits including golf at Burghley Park, Luffenham Heath and Greetham are close by. Rutland Water with its nature reserve, water sports and trout fishing is approximately 6 miles to the west. There are uninterrupted walks through the meadows and further in to the Welland Valley, also within easy reach.

Description:

9 Rutland Terrace, built in the 1830s and Grade II listed, is a stunning example of Regency period architecture. Stone faced under a blue slate roof, the interior is just as much a delight with a plethora of original features throughout. Laid across four floors, the property offers flexible living accommodation with rooms of generous proportions displaying high ceilings and elegant detailing in the original skirting, picture rails, cornicing and ceiling roses.

On entering 9 Rutland Terrace through the broad front door, an expanse of beautiful, tiled flooring draws you into the property. The wide reception hall is flooded with natural light from the front door fan light and the original doorbell is a charming feature.

Turning to the left, the kitchen enjoys access to the rear courtyard through French doors abutted with original shutters. There is a central island and ample built-in cabinetry, with a granite work top. Multiple built-in Siemens appliances comprise a five-ring gas hob, multifunctional microwave, oven and warming drawer. There is also an integrated dishwasher and fridge-freezer. The kitchen also has a Karndean floor in a wood effect, in keeping with the overall traditional aesthetic throughout the property, yet with a practical twist.

Original, wooden panelled, sliding, double pocket doors open into the dining room. South facing, the beautiful arched, sash window with original glass panes overlooks the meadows beyond, again, fringed with the original wooden shutters. Also of note is the feature fireplace, providing a wonderful focal point to the room. Another door leads back to the reception hall.

At the rear of the property, through a glass panelled door, is the stairway to the lower ground floor, a downstairs cloakroom and rear access to the courtyard garden.

Following original stone steps, the lower ground floor boasts good head height throughout. True to the layout of the property as it was built, the rooms, once used as sculleries and coal stores, now take the form of three storage rooms with lighting and shelving; a gym/study area with built-in cupboard; two vaulted cellars - one of which has been designed specifically as a wine cellar; a utility-cum-shower room with the original washing tub to the corner, and lastly, a sitting room with built-in storage to the alcoves and steps rising to double doors that open onto the southerly facing, lower ground floor courtyard with further steps up to the front courtyard.

Rising to the first floor, the elegant spindle banister is a delightful display or craftsmanship with the sweeping curves of the original woodwork. Off a mid-landing is a shower room, the entrance to which was once where an arched window overlooked the courtyard. Now extended over the ground floor cloakroom, the fan light above the door to the shower room allows natural light onto the landing above. To the first floor is the principal bedroom with built-in wardrobes, a feature fireplace and sash window overlooking the rear courtyard.

The drawing room is a stunning space. Southerly facing, it is flooded with natural light through the double set of French doors that lead out onto the balcony. The balcony sweeps across the entire frontage of the property whilst decorative, wooden shutters frame the French doors externally. Featuring wide wooden floorboards, the room also includes a beautiful, working fireplace. Additional features such as the ceiling roses, cornicing and high skirting further contribute towards the grandeur and elegance of the room.

To the second floor there is a double bedroom overlooking the rear courtyard complete with built-in wardrobe and cabinet. A further two double bedrooms, one of which has a basin, lie to the front of the property with breathtaking views over the countryside and Stamford roofline. A family bathroom, with shower overhead and internal window allowing for natural light, completes the accommodation to this floor.

Outside:

9 Rutland Terrace is instantly distinguishable among the handsome properties by its full-length balcony and elegant black shutters. Entering the gated front courtyard there is a gravelled seating area to the left. The courtyard is enclosed by mature shrubs and hedging to the sides and elegant, black, wrought iron fencing to the front. Steps also lead to the lower ground floor terrace which, due to being south facing, enjoys the sunshine.

Accessed from the French doors in the kitchen, the back door or the lower ground floor steps, the rear courtyard garden is of generous size. With raised beds, the tiered walled garden is softened by climbing roses up trellis and is a haven of private tranquillity.

Glass panelled French doors open into a summer house, ideal for an at home office. A further door opens into a workshop, whilst a staircase to the side rises past storage shelves up to the double garage. With a window overlooking the rear courtyard garden, there is an electric roller garage door and pedestrian access onto West Street.
