This spacious villa with approx. 15 rooms is located not far from the town of Trabia, a small village with more than 10,000 inhabitants, which lies directly on the sea.

The village is very pretty and characteristic, but above all you can enjoy a heavenly view from here. The sea accompanies you from morning to night with its colours that change throughout the day. The area where the villa is located is certainly strategically situated, being less than 2 km from the village and the beach, but surrounded by peace and greenery. Around the property there are several villas with gardens, some of which are occupied all year round. The distance between the individual houses is such that maximum privacy is guaranteed.

Palermo airport is less than 50 minutes away by car, while Trabia is less than 3 km away. Here you will find all the main shops and services.

Description of the property

The property is in good external condition, you can see that the owner has taken great care of this house. Everything is well maintained and in order.

The property consists of three floors. On the ground floor there is a large dependence, which is registered under building law as a magazzino - i.e. storage room or warehouse. It has 2 bedrooms, 1 bathroom, 1 living room and 1 kitchen. The dependence has independent access and enjoys its own terrace directly in front of the entrance.

The villa is located on the first and second floor. The villa is positioned to offer incredible views not only from the outside but also from many of the rooms.

You enter into a large, bright living room overlooking a beautiful terrace. The living room is divided into two areas, one on the left with sofas and fireplace, the other on the right with the dining table. From here, a large hallway leads to the brick kitchen with a French door giving access to the outdoor area behind the house.

In the outdoor area you will find an outdoor shower and barbecue as well as a large cemented area where 3 large cars can be parked comfortably. From the kitchen, a corridor leads to the sleeping area on the ground floor, where you will find a large bedroom, a bathroom and a storage room.

Via the staircase, which is on the left side of the living room, we reach the second floor. Here, a large studio with double access to the terrace immediately awaits us. The room is very bright and airy, the best place to work or read a good book while enjoying the view of the sea, even on rainy days or in the winter months. Then on the right hand side there are 3 bedrooms, all with bathrooms and an additional storage room. Two of the 3 bedrooms have direct access to the terrace and of course enjoy stunning views.

Outside, the property consists of large areas. On the part of the garden in front of the villa there is an olive grove that can produce about 80 litres of pure Sicilian extra virgin olive oil. Ornamental plants, succulents and a hedge surrounding a large part of the garden complete the property. At the back of the villa is the other large plot of land (in this case steep and unvegetated) that extends to the mountain behind the house.

The villa is constantly occupied during the spring and summer months.
The villa is equipped with an oil-fired heating system that makes the property habitable all year round without any problems.
Of the 4 bathrooms in the house, 2 have been completely renovated. The rest of the house does not need any major work, although if one wishes to invest after purchase, renovation of the fixtures, electrical system and equipped area outside the back of the villa would be good for the image of the house.
