Description
Lanjore Farm is a beautiful, detached south facing six bedroomed farm-house for renovation which sits at the end of its own long private drive. It is grade two listed along with its original courtyard of traditional barns. It is set in its own land of almost ten acres which is currently composed of extensive gardens, paddocks and woodland and is close to the pretty riverside village of St. Germans. The architecture and records date the property to the early 1800’s and there is little evidence of any ownership changes outside the family since then.
There is a need to undertake some renovation which provides an opportunity to create a beautiful country home while maintaining the originality and charm of its earlier history with many of its features ready to be treasured for future generations.
The spacious accommodation extends to three floors. The Reception Hall is entered via a substantial porch and features a period flagstone floor. Also, on the ground floor there is a Sitting Room, a Dining Room and a Breakfast Room with a Study/Office. There is a traditional Cornish Farmhouse Kitchen with oil fired AGA, a Boot/Laundry Room and Cloak/WC.
The first floor has four Bedrooms, all have fine views of the surrounding countryside, and a family Bath/Shower Room. The second floor has two further Bedrooms and a Studio. These Bedrooms feature charming arch windows.
OUTSIDE
The long private drive leads past an old well onto the courtyard. There is more than generous space for car parking needs. The gardens are currently laid to lawns with a barbecue area at the rear situated on a paved patio, a perfect location for outside dining. There are three paddocks extending to about 7.25 acres, providing support for equestrian, horticultural or agricultural interests. The outbuildings, which are extensive, are mostly traditional. They include some modern structures and are set around the original charming courtyard. There is stabling, garaging, storage, a studio, workshop space and various buildings for livestock. There are a wealth of possibilities for this area but of course any change of use are subject to the required planning consents. The property enjoys its own private water supply via a borehole and has private drainage.
