The beach hut land is acquired on a lease tenure with the Isle of Wight Council with an annual rent payable, subject to phased incremental/ annual RPI increases. The actual hut is privately owned with the owner being responsible for on-going maintenance. No services connected. Please note that the purchaser is responsible for their legal costs associated with the purchase, and the lease assignment arrangements with the IW Council. The seller is responsible for their legal costs associated with the transfer of the licence/lease to the new owner. Terms and conditions apply with regard to the use of the Beach Hut, but it can be used all year round. Although the hut is acquired under private ownership it can also be sub-let so it does offer lucrative commercial possibilities. The ground on which the hut sits is subject to a lease tenure with the IW Council, currently the balance of 10 years.
Additional Details and Important information to be aware of:
Lease Terms: The owner is required to arrange insurance, including public liability insurance. The owner will also be responsible for Registration of the Lease at HM Land registry, after purchase, and all costs associated with this. A FAILURE TO DO SO COULD PREVENT THE FUTURE SALE OF THE PROPERTY.
Any buyer must have a Council Tax registration on an Isle of Wight residence. Any new owner would be offered the remaining period of a 10 year lease that expires on 31 March 2029. The legal costs for producing a new lease is approximately £500, payable by the buyer to the IW Council. The buyer will also be responsible for the appointment of a solicitor to conduct the conveyance of the beach hut and to deal with the lease transfer formalities, in conjunction with the solicitors acting for the local authority. A sample lease is available on request. The seller is responsible for their legal costs associated with the transfer of the licence/lease to the new owner.
The term of the lease ends on 31st March 2029. The rental figures commencing 2023 are as follows:
2023/24: £881.44 + vat ( 1st April 2023 - 31st March 2024) A proportion of this is payable depending on when the sale of the hut is completed.
From Year 2024 onwards the annual rent would be increased by the RPI rate of January in each year.
