Durrants Village
Durrants is a picturesque community set within 30 acres of private parkland complete with a lake, bluebell woods, and wildflower meadow. It offers 171 two and three-bedroom cottages and spacious two-bedroom apartments. Beyond the village itself you will find delightful hamlets dating back to the 16th Century, with pretty market towns, independent shops, farm shops, garden centres and some excellent gastropubs. Surrounded by the natural beauty of the rolling Sussex Downs. The landscape as diverse as it is breathtaking.

Location & History
Spend just a little time in the area and it's easy to see why it was a favourite escape for the elite in the 1800s. Nestled within green belt countryside near the charming market town of Horsham, Durrants Village enjoys a setting that's both peaceful and picturesque-surrounded by some of the most breathtaking landscapes in the region.
Built on the site of a former sawmill in the historic hamlet of Faygate, the village is steeped in character. Faygate itself first appeared in records as early as 1614, and its past is laced with intrigue. A story published in the London papers that same year claimed a fearsome serpent-or dragon-lurked in the surrounding forests. While dramatic, this tale may have been a clever ruse to deter outsiders from venturing into the woods, which were known to be a haven for smugglers throughout the 17th and 18th centuries.
In mere minutes, you can find yourself immersed in the rolling beauty of the South Downs, a designated Area of Outstanding Natural Beauty. Yet, you're also perfectly positioned to enjoy the best of urban life. Stylish boutiques, high street favourites, and top-rated restaurants are all within easy reach.
Looking to venture further? The South Coast-Shoreham-by-Sea, Worthing, and beyond-is effortlessly accessible. And for international travel, Gatwick Airport is less than 20 minutes away. It's no surprise this district consistently ranks among the top 10 places to live in the UK.
A nearby mainline railway station connects you to a world of possibilities-whether it's a day in London or a weekend getaway.

Wellbeing
For added peace of mind, all apartments and cottages have been fitted with a 24/7 call system with on call support system available around the clock if needed. Should additional support be something you need, either now or in the future, we can signpost you to local CQC registered domiciliary care providers.

Facilities

Gym
The suite features a collection of gym equipment - all specially selected for its accessibility and ease of use. The fitness space offers the flexibility for individual exercise or personal training sessions. Low-impact group fitness classes/dance classes and other group activities take place in the activities room on the first floor.

What better way to start the day than with a dip in the relaxation pool. With its constant depth and calming atmosphere, it's ideal for gentle exercising, relaxation, or even enjoying aqua aerobics or poolaties.

Leasehold: Service Charge, Ground Rent, and Event Fees apply

Service Charges
From 1 January 2025, the annual service charge will be:
£9,610 per year for single occupancy (£800.83 per month)
£10,270 per year for double occupancy (£855.83 per month)
Service charges are payable monthly in advance. They are reviewed annually and may change in line with inflation, cost of services, and contractual terms. Full details are provided in the Key Facts document.

Event Fees
All phases:
The percentage payable is 5% of the selling price in the first 3 years of your ownership, 10% thereafter. Please refer to your specific lease.
An event fee is payable on the resale of your property. The percentage depends on how long you have owned it:

For example, if you purchased for £500,000 and sold for the same price in year 4, the total event fee would be £50,000. If the resale price is higher or lower, the fee will change accordingly.

You may choose to prepay the event fee at the outset as a fixed 10% of the original purchase price, instead of paying the applicable percentage on resale. This is optional and must be agreed before completion.

For full details on costs, terms, and conditions, please review our Key Facts document and speak to our sales team.

Bespoke illustrations can be provided for customers for any specific property, sale value, and percentage change in value.

All our properties are covered under the NHBC/Premier Guarantee scheme for the first 10 years of the build.

Retirement properties do not normally qualify for a mortgage.
