Durrants Village
Durrants is a picturesque community set within 30 acres of private parkland complete with a lake, bluebell woods, and wildflower meadow. Built on the site of a former sawmill in the historic hamlet of Faygate, the village is steeped in character. Faygate itself first appeared in records as early as 1614, and its past is laced with intrigue. A story published in the London papers that same year claimed a fearsome serpent-or dragon-lurked in the surrounding forests. While dramatic, this tale may have been a clever ruse to deter outsiders from venturing into the woods, which were known to be a haven for smugglers throughout the 17th and 18th centuries.

Need a little extra help? We offer additional housekeeping and laundry services if needed at an additional cost. Should you ever require personal care on either short term or long-term basis, we can introduce you to our trusted domiciliary care provider. Of course, you are free to arrange your own care if that suits you better.
These services are designed to support independent living within your own home, meaning there is often no need for a care home at all.

These packages also include the management fee, so you do not have to worry about such day-to-day matters as external maintenance, gardening, property insurance, and external window cleaning.

Our Cottages and Apartments
Our homes are located close to a broad range of social and leisure facilities within the village, including a restaurant, licensed bar, and lounge area.

Each of the two or three-bedroom properties varies in layout and size and is finished to a very high standard. These are all designed to suit residents in later life by combining elegance and comfort with features that help to maximise independence.

Durrants House is the heart of the village with a vibrant and welcoming Clubhouse designed to bring the community together. Service Charges
From 1 January 2025, the annual service charge will be:
£9,610 per year for single occupancy (£800.83 per month)
£10,270 per year for double occupancy (£855.83 per month)
Service charges are payable monthly in advance. They are reviewed annually and may change in line with inflation, cost of services, and contractual terms. Full details are provided in the Key Facts document.

Event Fees
All phases:
The percentage payable is 5% of the selling price in the first 3 years of your ownership, 10% thereafter. Please refer to your specific lease.
An event fee is payable on the resale of your property. The percentage depends on how long you have owned it:

For example, if you purchased for £500,000 and sold for the same price in year 4, the total event fee would be £50,000. If the resale price is higher or lower, the fee will change accordingly.

You may choose to prepay the event fee at the outset as a fixed 10% of the original purchase price, instead of paying the applicable percentage on resale. This is optional and must be agreed before completion.
