The property is nestled in the beautiful countryside of Montepulciano, with its Etruscan origins in a dominant position in the hills of the Val di Chiana. Recognized worldwide thanks to the richness of its territory with its vineyards from which the famous Vino Nobile di Montepulciano DOCG is made. Particularly renowned also for the annual celebration within the walls of the historic center of Montepulciano, on the last Sunday of August, the traditional Bravio delle Botti, a scenario in which 16 men called "spingitori" (pushers) of the 8 contrade (districts) including; Cagnano, Collazzi, Gracciano, Le Coste, Poggiolo, San Donato, Talosa, Voltaia and the traditional procession of figures in the guise of the ancient noble families. From Montepulciano one can easily reach the characteristic Town of Pienza, Cortona and the unique and picturesque Orcia Valley. It also enjoys the proximity of the main Routes of Communication: including the Val di Chiana Highway exit, A1, is only 16 km away, the Chiusi train station is about 25 km away and the Perugia airport is about an hour's drive away, while the Florence airport is about 120 km away.
Description
The interesting winery has an extension of about 30 ha. The land consists of about 21 ha of vineyards, about 6.7 ha of olive groves and about 1 ha of woodland. With the exception of the forested part, the farm consists of appurtenances from land parcels forming a single body. The vineyards from the results provided by ARTEA turn out to be about 18 ha, all of which are registered for the DOCG of Vino Nobile di Montepulciano. Olive groves cover the most hilly part of the farm, the forest is 500 linear meters from the boundaries. The farm is located about 2.5 km from the historic center of Montepulciano, of which it enjoys spectacular views. It is served by two roads, one urban, the other country with direct access on the provincial road. The property includes a manor house of about 1000 square meters built in the early 1970s so it is in need of renovation. An old farmhouse was renovated in the late nineties, currently used for agritourism for the living part, the part below for agricultural machinery storage. In the center of the farm there is a farmhouse of about 300 square meters with roof redone to new. Another old farmhouse is in a state of abandonment so completely in need of renovation.
There is also an agricultural shed of 120 square meters. The farm has its own water autonomy that serves the villa, the agritourism, farm needs such as spraying. The farmhouse is also served by the public aqueduct.

In a beautiful panoramic location the property enjoys two accesses, one from the provincial road and one from the internal country road.
Finishes status
All the buildings, apart from the property used for agritourism, need major renovation works.
The land as well needs more care because some parts especially the olive groves are a bit abandoned.
