Anyone who makes an acceptable offer for the property will have to pass certain criteria to confirm that they are eligible to purchase a shared ownership property and that they are able to afford to make the purchase and maintain the mortgage, rental, service charge and insurance payments. The criteria is as follows:

•The buyer(s) must have a gross household income of no more that £80,000.00 per annum.
•The buyer(s) must satisfy the Trust that they are likely to be able to sustain a shared ownership lease in the long-term. If an applicant is a non-UK citizen without indefinite leave to remain, then it may not be possible for them to demonstrate this.
•The buyers must be unable to afford to purchase an alternative suitable home outright.
•If the buyers are homeowners, then they must have already sold their property or will sell it on the same day as completing the shared ownership purchase.
•Joint applicants for a shared ownership home can only proceed on the condition that both applicants will become the joint legal owners of the property.
•The affordability assessment will need to be completed by a suitably qualified and regulated mortgage/financial advisor. The Trust uses Metro Finance to complete the affordability assessments.
•The property is on a development which has been giving planning permission by a local authority subject an agreement under section 106 of the Town and County Planning Act 1990. Under the section 106 agreement priority for the sale of shared ownership dwellings should be given to those who are in housing need and have a local connection to the area where the development is. We can send you more information about how “housing need” and “local connection” are defined in the agreement if they become relevant as it is quite detailed.

Buyers will not be considered as eligible if:

•They are named on an existing mortgage or on the registered title to another property at the point of completion of the shared ownership sale. This includes holiday homes and properties outside of the UK.
•They have access to wealth, such as stocks and shares that if converted to cash would mean that shared ownership is not their only available means to buy a suitable home.
•They are social housing tenants (including with the Trust) and are in arrears or in breach of their tenancy agreement.
•The purchase would lead to statutory overcrowding by its occupants.
