APPLICATION PROCESS
1) Application Stage
Applicants are required to complete an application form and provide the following:
• Photographic Identification: Passport or driving licence, together with any additional identification reasonably required.
• Proof of Current Address: Council Tax bill, utility bill or bank statement dated within the last three months.

2) Holding Deposit
A holding deposit equivalent to one week's rent is required to reserve the property.
The holding deposit will, with the applicant's agreement, be credited towards the first month's rent upon successful completion of referencing, approval by the landlord and signing of the tenancy agreement.
The standard deadline for entering into the tenancy agreement is 15 calendar days from receipt of the holding deposit, unless an alternative deadline is agreed in writing.

The holding deposit will be refunded where:
• The landlord withdraws from the application process.
• The applicant and landlord fail to enter into a tenancy agreement within the agreed deadline, unless a statutory exception permitting retention applies.

The holding deposit may be retained, where permitted under the Tenant Fees Act 2019, if:
• The applicant withdraws from the application process.
• The applicant fails a statutory Right to Rent check.
• The applicant provides false or misleading information which materially affects the landlord's decision to grant a tenancy.
• The applicant fails to take all reasonable steps to enter into the tenancy agreement within the agreed timeframe, despite the landlord or agent taking all reasonable steps to proceed.
Where the holding deposit is retained, the applicant will be notified of the reasons in writing within the statutory timeframe.
Any holding deposit refund due will be made within the applicable statutory deadline.

3) Referencing & Compliance Checks
Upon receipt of the holding deposit, we will undertake credit checks, obtain references from current or previous landlords, verify employment and income, assess affordability and carry out statutory Right to Rent checks.
The results of these checks will be reported to the prospective landlord.
The agent is also required to verify the identity of the applicant. Applicants must provide suitable identification and any relevant information reasonably required to assist the agent with applicable due diligence and compliance checks.
Where required by law, suspected money laundering or financial sanctions breaches will be reported to the relevant authorities.

4) Tenancy Deposit
Once referencing has been satisfactorily completed and the application approved by the landlord, the applicant will be required to pay a tenancy deposit equivalent to five weeks' rent.
The tenancy deposit will be protected in a government-approved tenancy deposit protection scheme in accordance with current legislation.
The prescribed information relating to deposit protection will be provided within the statutory timeframe.

5) Signing the Tenancy Agreement
Once the tenancy deposit has been received, the tenancy agreement will be issued for signature.
The tenancy agreement will comply with all applicable housing legislation, including the Renters' Rights Act 2025 and associated regulations.

6) Initial Rent Payment
Once the tenancy agreement has been signed, payment of the first month's rent will be requested, less the holding deposit already paid, where the applicant has agreed to this arrangement.
No rent will be requested before the tenancy agreement has been signed.

7) Payments During the Tenancy
Tenants may be responsible for the following payments, where applicable:
• Monthly rent payments.
• Council Tax.
• Utilities and communication services, including gas, electricity, water, broadband, telephone and television licence.
• Reasonable costs for the replacement of lost keys or security devices, supported by evidence of the costs incurred.
• Interest on rent payments overdue by 14 days or more, where permitted by law, at a rate not exceeding 3% above the Bank of England base rate.
• Charges associated with a tenant-requested variation, assignment or novation of the tenancy, subject to applicable statutory limits.
• Permitted payments relating to early termination of the tenancy at the tenant's request.
No prohibited payments will be charged under the Tenant Fees Act 2019, as amended, or any other applicable legislation.
