Some information from the current vendor as follows:

Solar panels were fitted in 2018, and owned entirely. There is a feed in tariff contract in existence with Utility Warehouse which can be passed over to any new owner. There are 16 250W panels which are rated to produce up to 4KW of power. The power generated feeds directly into the house and supplements any power that may be needed during the day with any excess being fed into the national grid. These panels earn approximately £700 per annum from the feed in tariff contract (Please note, Auction House have not seen sight of paperwork to confirm).

The sewage treatment plant was manufactured by Kingspan. It is a commercial treatment plant designed to cater for a minimum of 25 persons. It is fully automatic. It was installed by AE & AT Lewis, the largest and most reliable installation company on the island, who also empty my septic tank once a year. It was installed in September 2022. The septic tank is also still in use and serves all three existing accommodations. It empties into the sewage treatment plant. The 25 person treatment plant was fitted to cater for the additional need for sewage treatment once the six Shepherd's Huts were put on the land.

The land comprises approximately 7 acres which lends itself to a variety of uses. Traditionally it has been put to pasture, mostly sheep, but it would also provide good grazing for horses and in the past was used as arable land for crops. Presently approximately two acres of the land is under a Christmas tree plantation currently holding approximately 5,000 trees all ready for sale.

The whole site offers spacious private accommodation which lends itself to a variety of uses as either an entirely private home, or a commercial site, or a mixture of both. It is close to all local amenities whilst being detached and separate from them down a little used country road used by the current owners and one neighbour further along the lane at its end. There is extensive hardpad parking available for up to six vehicles in addition to the large garage/workshop.
