DIRECTIONS

From the centre of Kingston village, proceed onto Westentown and turn left onto the unmetalled track with the wooden gate marked 'private'. Proceed for 50 yards and the entrance gate to the fields will be found on the right hand side. This entrance drive, linking directly to the public highway, forms part of the freehold being sold. 

Alternatively proceed into Kingston village via Orcheton Lane, at Four Cross junction turn right towards Ringmore following the signs towards the Dolphin Inn. SITUATION

The land is situated on the north-east side of the village of Kingston, in the South Hams area of South Devon. Within walking distance of the magnificent Wonwell Beach, just 1.6 miles to the west and the expansive Bigbury Bay, just 5 miles distant.   

The market town of Kingsbridge is about 9 miles to the east and the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, being about 11 miles to the north.

The land has a combination of gentle and moderate south facing slopes and was all down to grass, having in recent years been left to natural regeneration.

Access to Vicarage Park may be gained from the unmetalled entrance drive off Westentown leading to the wooden entrance gate on the southern boundary of this lot, or alternatively through the wooden gateway in the north eastern corner of the land off the council maintained highway. Both access points are approximately marked by a G on the site plan.

The land offers the potential for a wide range of uses, including  general recreation/amenity purposes subject to obtaining the necessary planning consent.
