Description

A charming & cosy basement flat in a "London Classic" grade II listed Georgian building from the 1800's, situated on this iconic garden square. Surrounded by history, this home marries the charm of a rustic Georgian mansion house converted to a modern finish alongside original features.

The flat has recently undergone a complete refurbishment to an excellent standard. The works included a new kitchen, bathroom and flooring, full rewiring with a new consumer unit, new plumbing to the kitchen and bathroom and sound proofing and insulation. The building has also just completed cyclical improvement works which have been fully paid for by the current owner. The lease was extended in 2022 removing the ground rent and providing an unexpired term of 189 years.

Some words from the owner:

What do you love about your property?
This is such a great flat and I have really enjoyed living here. The position of the apartment at the top of the square makes it a really quiet and peaceful setting. I have recently refurbished the entire property which I am really proud of as it has transformed the space. Whilst the apartment is lower ground it is very bright and having the private patio is a great place to sit out and have a morning coffee.

Why are you selling?
I have lived in Islington for the past 15 years and have enjoyed every minute of it. My circumstances have now changed and I require some more space so will be moving to a house in a different part of town.

What do you love about the area?
The area is amazing, transport connections are great with Essex Road station ( Direct to Old Street & Moorgate) a few minutes walk away and there are numerous bus routes giving you access across London. I can also walk to Highbury & Islington ( Victoria Line & Overground )or Angel ( Northern Line ) stations in about 15 minutes so getting over to Kings Cross or Canary Wharf is really easy. If like me you are an explorer of culinary scenes you are around the corner from being spoilt by a plethora of restaurants and food stores on both Essex Road and Upper Street, showcasing London's cultural diversity. There's also great pubs in this area of town. I love getting out into the parks and green spaces so it is really handy to have Highbury Fields and Shoreditch Park close by. I will be sad to leave this part of town but I am sure I will be back one day.
