The house is set on the hillside and the garden gently slopes down the hill.

From a quiet street, we enter into a hallway (7m2) with stairs leading to both the first floor and down to the large ground floor cave/cellar and garden beyond.

From this entrance hallway to the left is a bedroom (19m2) with a window to the street side and a second door through to the main living and kitchen room. This room could make a good dining room if desired.

The end of the hallway leads through to a large open plan living and kitchen room (34m2) with doors to a balcony (19m2) which stretches the whole width of the back of the house. The balcony faces south and has fabulous far-reaching views. It’s a perfect area for entertaining, sunbathing or watching the sunset.

Wooden stairs lead to the first floor, which has two further bedrooms, a shower room and additional living area.
There is a bedroom at the front of the house (17m2), a shower room with WC (3m2) and a door through to a room (12m2), which leads to the master bedroom (19m2). This area could be adapted to incorporate a bathroom if needed. There are wonderful views from these rooms at the rear of the house.
There is also an attic.
The lower ground floor is a large cave space with an outside terrace area, which sits under the balcony. There is a long, gently sloping garden area. At the bottom of the garden is an old ruined house, which could present further development opportunities. This house can be accessed from a street at the other end of the garden.

There is a daily bus service between the village and Mont de Marsan Gare and Agen Gare with direct high-speed rail links to Paris, Marseille, Bordeaux and Toulouse (it takes one hour by bus to Agen or Mont de Marsan).

This pretty and peaceful hilltop village (one of the last to resist Julius Caesar during his conquest of Gaul) has a popular Bistro (under new ownership); a boulangerie/grocery store; a charcuterie; a post office; a bar/tabac; a doctor; a pharmacy (next door) and a primary school.

A bus route allows older children to go to middle school in the surrounding villages of Mézin and Gabarret.

Nearest Supermarkets are in Nérac and Condom. Weekly open-air food markets all year round and night markets in July & August, which attract many tourists.
There are also weekly open-air markets in Nérac and Mézin.

The village is close to the Gascony National Park, which is a haven for nature-lovers, hikers, cycling and eco-tourism. Outdoor swimming pools (in Mézin and Gabarret) are open from June to September.

Thermal Spa in Barbotan Les Thermes from March to November and in Casteljaloux all year round with access to an outdoor swimming pool heated to 37°.
