The main house (156m2) is on the east wing and Gîte 1 (70m2) and Gîte 2 (99m2) form the west wing of the property. The main house and Gîtes have linking doors so they can be closed off and be fully independent, or combined as desired. In the centre of the buildings is feature covered archway with glass doors, a door to the kitchen of the main house and access through to the sheltered central garden with original well and expansive private views. At the end of each wing are several outbuildings.
The front entrance to the main house is on the east side of the property and opens into a hallway with a bedroom on the left, bathroom and separate WC. Beyond this is the utility room with boiler and a door leading outside to the central garden area. From the hallway on the right, is a large main salon with fireplace and double aspect windows. At the far end of the salon is the kitchen with a door outside to the covered archway.
Upstairs, on the right are 3 bedrooms and a bathroom with shower and WC. There is a hatch to access a large dovecote. On the left there is a bedroom currently used as an office with windows to the front and the back.
Back on the ground floor at the far end of the east wing of the property, there is a laundry utility room, shower room, WC, large workshop (23.5m2) and shelter (30m2).
The entrance to Gîte 1 is from the central garden area and leads directly into the salon. On the left, there is a bedroom with a door to an outside covered terrace, a large shelter (37m2), wood storage shed and old stables for pigs. On the right, is a large bathroom, separate WC and galley kitchen. At the end of the kitchen there is a joining door through to Apartment 2 which can be closed off.
The entrance to Gîte 2 is from the north side of the property and opens into a hallway and bedroom, bathroom with WC and a double height kitchen. At the back of the kitchen is a large attractive salon with double doors leading outside. From the kitchen there are stairs to a gallery seating area, two bedrooms and the joining door back to the main house.

There is a daily bus service between the village and Mont de Marsan Gare and Agen Gare with direct high-speed rail links to Paris, Marseille, Bordeaux and Toulouse (it takes one hour by bus to Agen or Mont de Marsan).
This pretty and peaceful hilltop village (one of the last to resist Julius Caesar during his conquest of Gaul) has a popular Bistro (under new ownership); a boulangerie/grocery store; a charcuterie; a post office; a bar/tabac; a doctor; a pharmacy (next door) and a primary school. A bus route allows older children to go to middle school in the surrounding villages of Mézin and Gabarret.
Nearest Supermarkets are in Nérac and Condom.
Weekly open-air food markets all year round and night markets in July & August, which attract many tourists.
There are also weekly open-air markets in Nérac and Mézin.
The village is close to the Gascony National Park, which is a haven for nature-lovers, hikers, cycling and eco-tourism.
Outdoor swimming pools (in Mézin and Gabarret) are open from June to September. Thermal Spa in Barbotan Les Thermes from March to November and in Casteljaloux all year round with access to an outdoor swimming pool heated to 37°.
