Description

The town of Rhayader is nationally known being a landmark and strategic position in Central Wales where two major trunk routes, the A44 and the A465 North to South Trans Wales Route cross. Open plan DINING ROOM arranged on split levels around two central focal points, firstly the BAR SERVERY which is 'L' shaped with light oak panel frontage and marble effect counter. The room has part slate flagged floor, some boarded flooring and the raised level is carpeted. In total, the room can cater for 12 - 14 seated diners but has two lounge/seated areas in addition. One could cater for 44 - 50 seated diners.

STORAGE and DISABLED TOILET.

CATERING KITCHEN with a selection of stainless steel catering effects and work surfaces, nonslip flooring and fully sealed walls. This room is utilised for the preparation of breakfasts and snacks.

OWNERS ACCOMMODATION
Located at first floor but with its own independent access and completely separate from the letting accommodation is the excellent owners apartment which consists of: TWO DOUBLE BEDROOMS, large open plan FAMILY ROOM with LOUNGE, DINING and fitted KITCHEN AREA. As part of the main structure of the building but with separate external entrances are the two self-contained holiday lets. These are arranged as follows:
APARTMENT 1: TWO DOUBLE BEDROOMS, LOUNGE/KITCHEN/DINING ROOM, OPEN AREA and a family SHOWER ROOM.
APARTMENT 2: ONE DOUBLE BEDROOM with EN SUITE SHOWER ROOM, LOUNGE, KITCHEN/DINING AREA.

EXTERNAL
In a separate block built building is the former beer cellar which has been converted into a LAUNDRY ROOM.
