Description

A lovingly restored three-bedroom apartment situated on the first floor of an ex-Warner property, with a private garden and traditional features throughout. The location is a brilliant spot between Blackhorse Road, Walthamstow Central and St James Street, so you’ve got a fantastic choice of amenities and transport links. It’s being sold chain-free, too.

IF YOU LIVED HERE…

You'll love the iconic design of this home, developed by Walthamstow’s first mayor at the turn of the last century (as reflected in the name of your road too). The properties are increasingly popular today, which isn’t surprising considering the timeless style and smart layout.

The kitchen/reception room is a bright and full of natural light with a considered palette and warm wooden flooring. The kitchen area is smart and modern, with traditional features such as the butler basin and shaker-style units giving a nod to the apartment’s period roots. Other touches such as the fire surround with ornate tiled hearth provide further charm. The three bedrooms are just as eye-pleasing - and there’s obviously the flexibility to use one of them as an extra living space if that’s more convenient. The bathroom is another great example of the thoughtful design, with its bold colour palette, vintage style features and striking monochrome floor. You’ll love having the fantastic section of the garden at the rear, while beyond your sole-use front door, you’ll be delighted to find that your new home is nestled in between some excellent green spaces; Lloyd Park, Walthamstow Wetlands and St. James Park – all reachable on foot.

As for urban fun, there’s plenty; Conde Nast Traveller even ranked the Blackhorse Road area among the UK and Ireland's top destinations to visit in 2024. Start by exploring the Blackhorse Beer Mile, home to some of East London's most exciting craft beer breweries, bars and street food, including Signature, Exale, Hackney, Wild Card and the epic Big Penny Social (look out for events across all of them). You’ve also got some excellent restaurants within walking distance, such as the popular SlowBurn, which was named one of the Guardian’s essential restaurants to ‘try right now’, so you’ll want to book. If you head in the other direction you’ll find the incredible amenities that Hoe Street has to offer, including the soon-to-open world-class Soho Theatre Walthamstow, and a whole host of award-winning restaurants.

WHAT ELSE?

-It’s an 11 minute stroll to Blackhorse Road station, where the Victoria line will get you straight to Kings Cross in around 15 mins, or hop on the ‘Suffragette’ Overground, which zips between Gospel Oak and Barking. Buses are plentiful too. You also have the option of strolling slightly further to St James Street or Walthamstow Central for the Overground route to London Liverpool Street.
-The dynamic social hub CRATE St James is a ten minute stroll away. Here you'll find an eclectic collection of creative ventures, from independent eateries and florists to yoga studios and boutiques.
-Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17¢ral shopping centre, which has a fantastic food court and mini golf, as well as the convenient chains.

A WORD FROM THE OWNER...

"I came to London in the summer of '82 and the first friends I made were "Stowaways", born and bred. So, when I got the chance to buy my own place in 2007, a first floor Warner flat in E17 was a choice that made itself. I'm minutes from the Victoria Line which my work and social life revolve around - ten minutes to Kings Cross and twenty to Oxford Circus is pretty cool. And being so well connected via St. James' Street for Liverpool Street, the City and Spitalfields is a major plus. I love the Warner history too, so I renovated by celebrating period features: my Warner front door with knocker, conservation area standard sash windows, high ceilings with original cornicing, two great "Fern and Ivy" fireplaces and a generous bathroom. Because we're an end of row "half-house" the light is fantastic and the balcony sunny from mid afternoon to sunset in the summer. But what won my heart was the garden: the largest plot on the block, it's filled with sunshine and scent, has a shady gravelled area for kicking back under the cherry tree and was a lockdown lifesaver. The Stow has changed so much in the last decade. And all for the better. If you're outdoorsy, the Wetlands are close by and Epping Forest a short distance. And if you're not, having two artisan sourdough pizzerias and a renovated Chequers within easy walking distance shows you how far E17 has come. This flat is the happiest home I've ever had. I'm confident it will be yours too."
