Approach & Exterior

This fabulous home just off Eastern Avenue, opposite The Friary School and Leisure Centre, has been a loving family home for many years and is now ready to be passed on to the next long term family residents. The property is set back from Terry Close behind a gentle sloped driveway with accompanying steps and a relatively low maintenance front garden. The driveway precedes a single garage which has a newly replaced up and over door.

To the right of the house is a side passage that leads round to the garden patio, past an exit door from the utility that is useful when returning home with groceries. This large patio is ideal for a large furniture set. From the patio the area steps leading down to the lawn which covers most of the garden and has a slabbed path to the right between two wooden sheds. A soil and shrub border runs around the lawn and there is tall wooden fencing to the boundaries.

Ground Floor

Viewers enter the home into a great-sized porch that has plenty of space to remove and store coats and shoes. A second door then leads into a very generous lounge. This is owing to an extension at the front that features a wide bowed window to ensure that the room is kept lovely and bright. A gas fireplace is mounted to the left wall. Immediately behind the lounge is the dining room, meaning that the lounge is especially large to be designated for the relaxation of the whole family.

The dining room features the staircase to the front, along with a door off to the kitchen and French doors opening into a glorious conservatory, overlooking the garden and patio. The dining room has easily enough space for an eight-seater dining table (six-seater table shown in the photos). The conservatory is ample for a furniture set too and has a second set of French doors opening out to the patio.

The kitchen features a suite fitted to all four walls, including a breakfast bar at the front of the room. A stainless-steel one-and-a-half bowl sink and drainer is positioned in front of the window looking out over the garden and there is a range oven with five-burner gas hob positioned to the left. A further door from the kitchen opens to a utility room which features similar suite with a stainless-steel sink and drainer, and spaces for a washing machine and tumble dryer. The serviced system boiler is mounted to the wall above the units. At the front of the utility room is a handy storage cupboard and access to a guest WC, as well as the exit door to the side passage.

First Floor

Moving upstairs, viewers will discover a wide landing with doors leading off to five bedrooms and a family bathroom. There is also an airing cupboard that houses the hot water tank, fed by the boiler in the utility room. Above the landing is access to a large and insulated loft space.

As the house is extended above the garage, the original three bedrooms are bedrooms one, two and three which comprise of two generous double bedrooms and a single bedroom respectively. Bedroom One includes a row of fitted wardrobes and drawers, whereas Bedroom Two includes a built-in closet making use of the area above the stairwell. The two extended bedrooms, Bedrooms Three and Four, are also double bedrooms. The fifth, single bedroom is currently utilised as a study, but is easily large enough to hold a single bed and wardrobe.

The modern family bathroom comprises of a bath with shower and screen fitted over, a toilet, pedestal wash basin with wall-mounted mirror above, and a tall chrome heated towel radiator. The suite is complimented by stylish grey toiling to the walls.

TRANSPORT LINKS

Terry Close is positioned to the north of Lichfield city centre just off Eastern Avenue and close to the A51 bypass. This makes commuting away from Lichfield simple in every direction, linking to the A38, A5 and M6 Toll.

There is a regular bus circular service to Lichfield City Centre Bus Station with stops on Eastern Avenue. A nearby service on Stafford Road runs to Stafford town centre and through Lichfield Bus Station to Tamworth. Lichfield Bus Station provides links to all the above destinations as well as places beyond Lichfield to the west including Walsall, Brownhills, Burntwood & Cannock.

Perfect for longer distance commuters, the property is a 5-10-minute drive from Lichfield Trent Valley railway station that has plenty of long stay car parking options. There are split level platforms as the station is part of both the West Coast Mainline and Cross City Line. Lichfield City Station, the second station on the Cross City Line, is a much closer walk at around fifteen to twenty minutes. In all, this means there is access to major UK destinations such as London, Birmingham, Liverpool & Manchester to name a few, as well as destinations in the midlands including Sutton Coldfield, Redditch, Atherstone, Nuneaton & Rugby.

SCHOOLS & AMENITIES

Being one of the smallest cities in the UK, one of the endearing benefits of living in Lichfield is that the City Centre is within a 30-45 minute walk, where there are plenty of famous and independent stores. The city is steeped in history including the cathedral, churches, and the Birthplace of Dr Samuel Johnson, credited for compiling the English dictionary amongst other literary achievements.

The nearest shop to the home is a large Morrisons store near to Beacon Park. In fact, considering its size, Lichfield is home to many supermarkets including Waitrose, Co-operative, Tesco Extra, Aldi & Lidl.

The catchment secondary school for this home is The Friary High School which is opposite the property with its accompanying Leisure Centre. According to the Staffordshire Schools website the catchment primary school is Chadsmead, with St Peter & St Paul Catholic Primary close by. Both are around a 0.5 mile walk away. All three schools are currently rated as Good (2) in their latest Ofsted assessments (correct as of March 2024). Although we have researched this information, parents are advised to confirm catchment via the local authority.
