Description

Agents view

What's not to love about this fabulous apartment, anyone would be proud to call this home. The kitchen has a sociable peninsula with breakfast bar and plenty of worktop and cupboard space. A show stopping royal blue with wood worktops and integrated appliances including fridge/ freezer, oven, dishwasher and induction hob with sinking extractor fan on the peninsular.
The living room has a feature fireplace with built in storage either side. The whole room is spacious and bright.

As part of the recent renovations, the owners added high grade sound proofing to both the floors and ceilings yet the ceilings remain beautifully high throughout.

The bedroom is a haven of calm and relaxation with built in wardrobes and draws either side of the chimney breast. The charming sash window has views over the communal garden and out towards to town centre skyline.

The bathroom is a great size and features a beautiful roll top bath with rain shower over. The fun colour changing LED lighting built into the ceiling is controlled by a remote, adding an extra touch of glamour.

There is also sole use of an amazing additional study/ storage room accessed via the communal stairwell which has so many possible uses. It is double height and has a mezzanine area which fits a double bed.
The owners recently had plans drawn up to add a small shower room with the idea that guests could stay there or it could even be rented out as a quirky self contained Air BnB.
Currently used as a study and for storage, the space is a completely unique bonus you wouldn't often find with a one bedroom property.

Outside to the rear there is a communal garden and off road gated parking space. Being just ten minutes walk to town, this could easily be rented out if not required.
Additional permit parking available to the front of the property.

Our favourite aspects are the stunning kitchen, characterful features and that amazing private "bonus room" off the stairwell with it's endless possibilities.

Location information

Coley Hill is a pretty area just ten minutes walk into town. The views out to town from the bedroom window show just how close it is yet the street itself is peaceful and quiet. Just a few minutes walk away the BP garage has a M&S convenience store for any day-to-day essentials.

The Oracle shopping complex is within a fifteen minute walk. Reading mainline train station gives fast and regular access to London Paddington in around twenty minutes but also sits on the Waterloo line and Crossrail Elizabeth line.
