Freehold

Description

Best and final offers invited by 5pm, Wednesday 17th April.

Beautiful four bedroom (three doubles, one single) bay-fronted Victorian semi-detached house of nearly 1400 square feet (excluding the basement and loft) with side access, on a pretty residential street within Brockley Conservation Area, in catchment for popular local schools.

Walk just nine minutes for Brockley Station (Fare Zone 2). Parking is unrestricted, on-street.

A deep front garden hosts a magnificent magnolia. Once in the hall, you have your front reception on your right - this is over 15 feet by over 13 feet. Welcome features include a large bay window with arched sash windows, a (working) fireplace, ornate coving, and stripped wooden floors.

Adjacent is your second reception - of over 12 feet by nearly 12 feet, with built-in library shelving plus cupboards to both alcoves, French doors (and gorgeous original painted timber shutters), and another fireplace with wood-burner this time.

At the foot of the hall is your double-aspect kitchen/diner, running over 21 feet. There are two sets of timber-framed French doors to each external wall, and the fitted kitchen is a timeless Shaker-style affair, teamed with wooden worktops and open-shelves. Your garden is a well-established one with hard and lawned areas and borders, too.

From your half-landing, the first double bedroom is up ahead (of over 12 feet by over 10 feet), with French doors to Juliet-balcony to garden and neighbouring garden views. The property's bathroom is next door - with white sanitary ware, traditional-style fittings (including an over-bath shower), sash and Velux windows, and charming T&G detail.

From the main landing, you have a double bedroom to your left (of over 12 feet by over 11 feet), with sash to garden vistas.

To the front of the house, you have a double (master) bedroom of over 15 feet by nearly 12 feet (bay window once again, plus a feature fireplace) and a single bedroom/nursery/home office.

Finally, you have an attic room which could be more formally converted to create a further double bedroom/suite.

What's around? Hilly Fields (walk five minutes) is a brilliant public green space with sports courts, playground, cute cafe, and even a stone circle! Its summit stands 175 feet above sea level - offering incredible panoramic views. Other local parks include Ladywell Fields and the Telegraph Hill hillside ones, plus Brockley and Ladywell Cemetery.

Brockley Market (a fabulous foodie one which runs on Saturdays 10am-2pm) is but a seven minute walk from your door. The Talbot pub is a nice local with fairly new management and a strong garden. Middleton Deli is a good tip for fantastic coffee, pastries and brunches.

Brockley has strong independent bars and restaurants such as Ellary's and L'Oculto and cool bars: Brickfields and Joyce, and you've got Brockley Brewery of course - if tap room is more your style.

The Deptford High Street area - including Deptford Market Yard - is very trendy, with bars, night spots, cafes, restaurants and breweries. We particularly rate Salt, Marcella, Isla Ray's, Stockton and Villages. Deli X is great for fresh loaves, coffee and suchlike.

Central New Cross is close, with contemporary art gallery (Goldsmiths CCA) within the Goldsmiths campus, plus a good variety of pubs; we rate The Earl of Derby, The Rose Inn, and Fat Walrus. Meze Mangal (on Lewisham Way) serves up good value Turkish fayre. Central Lewisham's handy for mall shopping and markets, plus DLR trains.
