Description

A warm welcome awaits you at Lea Road, Hayfield.  This lovely well-presented three bedroom cottage occupies a superb position and is conveniently located just a short stroll from Hayfield village with a range of independent shops, cafes, pubs and restaurants and also Hayfield Primary School just down the road.

If you want to experience ‘the good life’ in a picturesque village with a strong sense of community, Lea Road will offer you all this and more.

Set over three floors, the accommodation comprises;

Entrance hall leading to a cosy lounge with log burner set in an exposed brick hearth with a large window allowing plenty of natural light to flood in.  Beyond the lounge is the kitchen, in a traditional shaker style with solid wood worksurfaces, a Belfast sink and a Range gas cooker.  The property has been extended to the rear to create an additional reception room, a multifunctional space that would lend itself as a dining room, snug, study or playroom.  Beyond the kitchen are two storage areas, one doubling as a utility and the other is understairs cupboard space.

Planning permission was granted in July 2023 for a single storey rear and side extension and porch to front, with internal reconfiguration work to create an extended kitchen and utility.  Valid for 3 years from this date.  Full details available upon request.

To the first floor are two generously proportioned bedrooms.  The bedroom looking out to the front aspect has a sizeable walk in wardrobe and there is a fitted wardrobe in the rear bedroom.  Both rooms enjoy countryside views.  The bathroom is fully tiled in neutral colours and has a modern white suite including bath with shower overhead, WC and handwash basin.

The loft has been converted to create a spacious third bedroom with eaves storage and four Velux windows (with blinds) creating a light and airy feel to the room.  From these windows, there’s yet more rolling countryside to take in and Lantern Pike is prominent towards the West.

To the front of the property is a pretty garden with a lawn and a splash of colour lining the path which leads to a stunning landscaped rear garden.  There’s a patio area immediately to the rear of the house with steps up to an extensive lawn and patio.  Up another few steps, there is further seating, raised beds, a garden shed (with power supply) and gate leading to a hardstanding for the parking that comes with the property.  This area is accessed via Swallow House Lane and a private track.

Hayfield, High Peak

Hayfield is a thriving village on the outskirts of the Peak District National Park.  The area is popular for walking and other outdoor pursuits such as fell running and mountain biking as the village is the one of the starting points for ascending Kinder Scout and Lantern Pike is quite literally on the doorstep.

The Sett Valley Trail is a 2.5-mile (4.0 km) cycle- and bridleway in linking Hayfield and New Mills via Birch Vale, Thornsett and Ollersett.

There is good access to public transport.  Buses run from the station in the village centre to Glossop, Chapel-en-le-Frith, New Mills, Buxton and Stockport.  The nearest railway stations are Chinley and New Mills Central (on the Sheffield-Manchester route); New Mills Newtown (Buxton-Stockport-Manchester); and Glossop (Glossop-Hadfield-Manchester); the last three are accessible from Hayfield by bus.

The local primary school is just 0.3 miles (500m) from the property and the catchment secondary school in New Mills is around 10 minutes in the car.

The village centre is just half a mile from the property offering a superb selection of pubs, restaurants and independent shops and is a hive of activity with regular pop up markets and events organised by the local community groups.

Hayfield really does offer the best of both worlds and it’s a great place to live.
