Drakefell Road, New Cross, SE14

Description

Large, light and lovely architecturally-treated four bedroom bay-fronted semi-detached house with side access) within Telegraph Hill Conservation Area, just a few minutes from Telegraph Hill's twin parks, and in catchment for the Haberdashers' Hatcham schools (3-18) and Edmund Waller Primary (3-11). All highly regarded.

This is a community-focused leafy residential locale which is also well-connected; walk just eight minutes to Brockley and Nunhead stations (covering Southern, Southeastern, Thameslink and Overground services between them). Or 15 to Queens Road Peckham Station.

The handsome home has been renovated extensively and stylishly by the current owners: a move straight in and enjoy situation!

A neat front garden sets you back from the pavement. In the welcoming hall and your formal double-reception rests to your left. The rooms are 14 feet by 12 feet and 12 feet by over 10 feet. Traditional coving, picture rail and ceiling rose detail all impress, and you have a central fireplace in the front room, with marble-surround and a custom-made alcove unit (which is perfect to put the telly on). The entire ground floor has beautifully-laid herringbone wooden flooring.

At the foot of the hall, you have a useful downstairs w.c. and a door to the converted basement space - here you'll find a neat home office/playroom/occasional guest bedroom, with two little double-glazed windows.

The main event is the huge rear room incorporating kitchen, dining and sitting spaces (plus utility) - running over 30 feet to Crittall doors and windows onto the garden. You also have four Velux windows over the former side return space. The fitted kitchen is a slick affair in matt white with stone counters, and with a central island/bar, and lots of cupboard and counter space.

Your well-established garden extends over 50 feet, with paved and lawned areas, and a raised deck and shed at the back.

Up the stairs and from the half-landing, you have the first of your four bedrooms at the rear - this is over 13 feet by over 9 feet, with a built-in wardrobe and bespoke shutters to the sash window. Next door is the property's main bathroom, with contemporary sanitary ware and fittings, and with both bath and independent shower.

The main landing delivers another double to your right (of over 12 feet by over 10 feet, with a tall built-in wardrobe) and the large bayed master bedroom across the front - this is over 16 feet by nearly 15 feet, with large floor to ceiling alcove wardrobes, and beautiful custom-made shutters to your multiple sash windows.

The second floor hosts a cute sash-windowed shower room (high-end fittings featuring here) and your final bedroom, with two Velux windows (good for star-spotting). Attic storage is easily-accessed in the eaves in here.

The centre of Nunhead is a short stroll away - with its Green, community centre, butcher, fishmonger, bakery, wine shop and deli, as well as a host of pubs, cafes and restaurants. We like Kudu Grill, El Vermut, Goodcup (and Goodnights) and BARD4100 in Nunhead, plus Kudu, Beer Rebellion, and Blackbird Bakery by Queens Road Peckham Station. Peckham Bazaar is a little further but easily-walkable, and Brockley has some top spots as well. Here we like Browns, Tai, Ellary's and Brickfields.

The centres of Peckham, New Cross and East Dulwich are also very close for more options.

Telegraph Hill is a fab community to call home and hosts a number of locally-produced events. Telegraph Hill's Victorian Parks (Upper and Lower) are great, as is The Hill Station community cafe and neighbouring pizza place.

There is a weekly Saturday market held in the Lower Park, or nip down to Brockley Market (held on Saturdays in the Lewisham College Car Park).
