Description

This much loved attractive bungalow home is a delight. I arrived on the sunniest of days and fell in love with the feel and flow of this lovely 2 bedroom property. Set on an enviable corner plot of Nuthatch Drive with it's friendly neighbours, no passing traffic and peaceful setting.

This proud home with a wide frontage has everything a couple or little family could wish for. Space, light, and plenty of rooms to lose oneself. You can also escape to either of the two sheds or two garages especially for those needing a workshop, hobby room or who own precious motorbikes, bikes or cars.

No. 33 is south-facing and when the sun does decide to shine enjoys an exceptional amount of sunlight. The impressive yet cosy sitting room is 17' long, with a bay window and gas log burner, allowing plenty of space for all the family. Adjoining is a separate dining area, handy utility room and a recently added conservatory; one of the owner's favourite rooms where they are often to be found with a book or a glass of wine in hand and enjoying the tranquility, views across the garden and towards the Clent Hills.

The kitchen, with garden views, includes an electric cooker, hob, fridge freezer, dishwasher and plenty of cupboard storage. If you wanted, one could easily remove the existing breakfast bar to make space for a small kitchen table. Alternatively, there are good options to eat or just enjoy a cup of coffee in the dining room, conservatory or on the terrace.

Off the kitchen is a very useful and generally requested utility room with space for a washing machine and tumble dryer. From here a rear door leads to the garden...

The main bedroom is charming with an enviable amount of fitted wardrobes and storage. A second conservatory, currently used as a dressing area, brings extra space and light. Bedroom 2, located at the front of the bungalow, is a good double or an ideal guest room and gets lovely sunshine throughout the day.

The bathroom is fully tiled and has everything you need including a white bath, shower, bidet, WC and pedestal basin. If you would prefer a walk-in shower that would be easy and not too expensive either.

The loft is not boarded but it does have a light and makes a handy space to hide suitcases and Christmas decorations. A Vaillant ecoTEC pro 29 boiler was installed in 2015 and is meticulously serviced every year by British Gas.

The owners originally bought the bungalow due to it's quiet location at the end of Nuthatch Drive. They have done all the major works so you don't have to and have advised it is an easy property to upkeep and maintain. They have loved living here for the past 8 years!

All mains services including gas, electricity, BT, water and drainage are connected to the property..

OUTSIDE

The garden has an array of colour all year round with daffodils, hydrangea and a plethora of seasonal plants in the borders. At the front is a beautiful cherry blossom which is particularly vibrant in Spring. There is a verdant lawn to tend to but nothing too onerous.

To the side of the bungalow is a shed reserved for garden tools. On the other side is a further shed with light and power that houses the tumble dryer. Two single garages, one with light and power, both have an up and over metal door.

We really like the shape, size, quiet location and feel of this home. I have met both the neighbours and can personally vouch that they are really delightful.

LOCATION

///what3words: soap.pack.shops

Brierley Hill is a popular residential area with local shops and pubs, the nearest being the Raven and the Birch Tree. There is a supermarket, Chinese takeaway, fish and chip shop so there is no need to cook every night!

The area is best known for it's glass and steel manufacturing although the industry has declined since the 1970's...Round Oak Steelworks closed and was redeveloped in the 1980's to become the very popular Merry Hill Shopping Centre with a vast range of shops, restaurants and cafes which is only a 7 minute drive from away. I know where I would be frequently found!

For golf lovers Hagley golf course is a 12 minute drive away. Himley Hall and Park is an 18th century building set amongst 180 acres of 'Capability Brown' landscaped parkland so grab the dog and get walking.

There are a number of superb parks including Himley Park, Queen's Park, Walsall Arboretum and Cannon Hill Park with it's lakes and mini golf to enjoy.

Another great favourite Cadbury World is just 14 miles away so lots to amuse the kids or grandkids when they visit.
