Description

Description

We are instructed to offer for sale the freehold interest in Brayton Park, an extremely rare opportunity to acquire a highly profitable holiday lodge park which has the potential to be a holiday resort, given the large acreage, existing planning consents and highly desirable location.

Brayton Park occupies an idyllic rural location, being a former country estate on the edge of the Lake District National Park.

The business generates the majority of its income from its existing 21 holiday lodges on a fleet hire basis, together with associated food & beverage income from the onsite Lakeside restaurant as well ancillary income from the 9-hole golf course and farm shop.

The business sits on a substantial (approximate) 145-acre site with a variety of existing uses and buildings. The park is currently developed with 21 lodges and infrastructure in place to be able to accommodate a further 29 units.

The existing planning consent permits 213 holiday pitches in total.

Location

Brayton Park is situated to the north of the hamlet of Brayton, off the B5299 and approximately 1 mile east of the town of Aspatria in Cumbria. The property itself occupies the former Brayton country estate, with many of the historic agricultural buildings still remaining, including the ruins of the former mansion. As one would expect from a former estate, the park benefits from being situated in a commanding elevated position, with far reaching views of the surrounding countryside, including a number of the northern Lake District’s peaks such as Skiddaw, one of England’s highest mountains.

As the park is set back from the B5299, with Brayton itself being relatively sparsely populated, the park benefits from having a tranquil, rural setting whilst retaining the accessibility of Aspatria and its respective amenities.
Being only 6 miles or so from the Lake District UNESCO World Heritage Site, means Brayton Park provides an ideal base to explore the northern Lake District National Park, with the popular tourist town of Keswick only a 35 minute or so drive away to the south.

Lying adjacent to Keswick is Derwentwater, the third largest lake in the Lake District, Derwentwater is a place of considerable scenic value, having multiple islands and being surrounded by fells and extensively wooded areas.
Approximately 16 miles to the north is the Solway Coast Area of Outstanding Natural Beauty, an area of coastline along the Solway Firth which is considered one of the most scenic parts of England’s coastline.

Brayton Park is situated approximately 20 miles south west of Carlisle, with the M6 Motorway providing the quickest access for those travelling from the north. The park can also be readily accessed from the south, via the more scenic Lake District roads, with the A66 connecting Keswick and Penrith, passing over the M6 again further south.

Letting Accommodation

The luxury lodges incorporate bespoke design features such as integrated hot tub verandas, saunas and steam room facilities and range in size from 90 sq. m. (970 sq. ft.) to 122 sq. m. (1,320 sq. ft.). Each lodge benefits from large demised external areas. For more visuals relating to the lodges, please visit

Other Property

To the east of the developed lodge area where one of the access roads forks off is the old farmstead which now accommodates a range of agricultural, residential and commercial properties. This area includes:

‘The Old Smithy’ the business’ main office which accommodates a first floor board room, two bedroom flat, offices and kitchen facilities. Totalling 237 sq. m. (2,554 sq. ft .).

A large agricultural building currently utilised for storage

A large agricultural barn totalling nearly 37,000 sq. ft. and dating from 1872

‘The Garth’ 3 bedroom house

‘Home Farm’ 3 bedroom house

‘Home Farm Cottage’ 2 bedroom house

There are two historic planning consents, relating to changes of use of the existing agricultural buildings to multiple residential dwellings (see planning history below).

The Opportunity

Brayton Park provides a once in a generation opportunity to acquire a unique, substantial holiday park, occupying a sizeable landholding within 6 miles of the Lake District National Park. The park itself benefits from a private secluded former estate setting which has elevated far reaching views of the northern Lake District and the associated mountains and fells.

The accessibility to the Lake District, tranquil setting and exquisite views provide strong demand drivers for the 21 bespoke, high-quality lodges to benefit from. In this respect, the financial performance of the business has been extremely strong, despite less than 10% of the pitches having been developed to date.

The park benefits from having existing planning consent for a further 192 pitches.

The existing food & beverage offering on site; could be re-positioned to be more in keeping with the luxury nature of the lodges, golfing and fishing uses.

The old farmstead provides a number of residential and agricultural buildings which also provide additional opportunities to re-develop, to perhaps diversify the holiday accommodation offering further, or provide a leisure/spa hub.

The holiday element of the park trades in line with the existing, 12 month site licence.

Staff

The staff transfer with the business under TUPE rules. A departmental split of wage costs is provided in the data room.

Trading Information

Detailed profit and loss accounts will be provided to seriously interested parties, subject to signing the data room Non-Disclosure Agreement.
