Description
West Wellow is a delightful and highly sought after village in the Test Valley bordering the New Forest National Park. The property is situated close to the centre of the village which offers a local convenience store, hardware store, hairdressers, butchers, newsagents, pharmacy and popular primary school. The property falls within the catchment area for the ever-popular Mountbatten School in Romsey and is also well placed for access to Salisbury, Southampton, Winchester and London via the nearby M3/M27 network.
Accommodation
Upon entering the property, you are welcomed into a large reception hall which sits in the centre of the property, the first floor and all ground floor rooms radiating from this point. To the left is a spectacular kitchen/family room, beautifully appointed with a stylish range of contemporary units and integrated appliances and enjoying scenic views of the gardens and paddock.
To the right is a triple-aspect sitting room with wood burner whilst the remaining ground floor accommodation comprises useful utility room, and three additional reception rooms one of which could be used as a ground floor bedroom if required with use of the well-appointed shower room.
The galleried first floor landing overlooks the entrance hall and enjoys views to the front aspect through the vaulted cathedral-style window. The master bedroom has an en-suite shower room and large dressing room, and double doors opening onto the balcony running across the rear of the property from which are panoramic views of the surrounding countryside. There are three additional double bedrooms one of which has an en-suite shower room with the other two sharing the stunning family bathroom.
Outside
The property is approached through double gates opening onto a driveway with parking for at least four to five cars in addition to an oak-framed double carport. To the side and rear are formal gardens of around one-third of an acre adjoining which is a pretty, lightly wooded area of just under one acre adorned with bluebells in the Spring and through which is access onto the secondary drive off Scallows Lane. This drive leads to further parking for additional cars, horse boxes, tractors, trailers etc. with an area cleared for a large storage barn and other ancillary buildings e.g. holiday lodge etc. subject to the usual permissions.
Adjoining the gardens and woodland to the south is a three-and-a-half-acre paddock which is well-drained and enclosed on all sides by secure stock fencing, and which has been used historically for horses, livestock etc. Subject to any necessary permissions, the potential exists to develop equestrian facilities away from the main house using the secondary access. The grounds in total extend to 4.7 acres.
Directions
From Romsey proceed along the Bypass Road towards Ower turning right at the top of Pauncefoot Hill into Ryedown Lane. Continue over the staggered crossroads and down the hill passing Wellow Golf Club and turn left at the end into Whinwhistle Road. Take the first right into Romsey Road continuing for half a mile or so then bear right into Groves Down. At the end turn right into Tutts Lane which becomes Scallows Lane and Spouts Lane is a turning on the left. The property will then be found immediately on your left.
