Description
Nestled in leafy Forest Hill, this fabulously warm and well-loved home was originally a coach house to a nearby stately home. Reimagined to an exceptional standard, it wonderfully marries crafted traditional features with contemporary and refined styling.
A sense of quiet seclusion emanates from this dwelling, being hidden behind a traditional London stone wall and on arriving, you may enter the property via the main door or alternatively through bi-folding doors from the main living area.
The ground floor comprises of a large open plan space for living and dining and has a beautiful shaker-style kitchen. The space is drenched in bright natural daylight from the vaulted skylight on the upper level. A truly welcoming space that invites you to spend time with family and friends, whether snuggled on the sofa together by the cosy log burner, or entertaining your buddies with a sumptuous dinner. Oak wooden flooring is throughout this space and the décor is subtle yet sophisticated, with touches of industrial chic.
The ground floor also contains the master bedroom with an elegant en-suite with roll-top bath, period washbasin and traditional style tiled flooring. There is plenty of storage space partially partitioned from the main bedroom area, and bi-folding doors lead you out to a charming, paved L-shaped courtyard area surrounded with greenery. A great space to sit with your morning coffee, or to while away the summer evenings with a glass of wine. This floor also has a further sophisticated family shower room, beautifully decorated with emerald green tiles and luxurious brass fittings.
There is an external outdoor shed at ground floor level with ample space for log store, bike/pushchair, gardening equipment
The lower ground has a fantastic additional living area which can be used for a multitude of things – a home cinema room, play-room, a studio, music room … the choice is entirely yours. It also has a storage and utility area with ample space for all your practical domestic requirements.
Moving up to the first floor via the beautiful and ornately railed staircase there are two further bedrooms with vaulted ceilings, wooden floors and both tastefully decorated. One of these rooms has double doors opening to a wonderful balcony offering ample space to sit and view the neighbourhood.
Forest Hill Station is less than a 5 minute walk away giving you excellent rail access to London Bridge in around 12 minutes, and the London Overground also services this station. There are plenty of local and artisan shops, eateries and pubs for all your needs and this location is surrounded by green areas including the award winning Horniman Museum and Gardens, Sydenham Woods and Crystal Palace Park to name a few.
How the home owners feel about their property :
Its an extremely quiet place to live; once you get the behind the gate you are secluded in an oasis of greenery and calm.
We have a variety of birds that visit, the house is filled with bird song in the mornings and early evenings
There is mature grape vine growing in the front courtyard and on the terrace. Yielding fruit seasonally.
In the winter months you hunker down in front of the wood burner but from Spring the house comes alive. We usually throw all the doors open and try and let the outside in.
The house is very energy efficient. We rarely put the heating on even in the middle of winter. Typically, we run it for 30 mins max in the winter and its enough to keep the house toasty warm. On days where its particularly cold we will use the log burner and it will warm the house for hours.
Whatever the season, there is always the changing skies above your head to gaze at through the roof lantern.

Dulwich divides into Dulwich Village, East Dulwich and West Dulwich. The village and Dulwich Park include some of the top addresses and schools in the country, so property commands high prices here.
West and East Dulwich and Herne Hill are generally cheaper and offer a wider variety of property types, including Victorian and Edwardian terraces and semi-detached houses. However, all parts of Dulwich have fantastic train links, with services into the main London stations. Journey times can be just 12 minutes.
Lordship Lane, the high street between the village and East Dulwich, is buzzing with life and is mostly made up of independent shops, bars, cafes and restaurants. There's an appealing, relaxed, safe atmosphere.
The haart Dulwich office is open Monday to Saturday at 103-105 Lordship Lane. Pop in or give us a call.
