"We originally purchased Clopton Cottage because we wanted to upsize," says the owner. "When we first bought, it was actually two houses, and we converted them into one much larger home, perfect for our family. We uncovered the beautiful brickwork on the front of the cottage, which we feel really sets the house apart from others nearby, and we completely renovated the inside.

"The space Clopton Cottage offers is also second to none in this area. The grounds are just so extensive and peaceful, with wonderful views out into the countryside, and on one side, you can see Royston Heath in the distance. The woodland, in particular, is lovely to explore. We have made good use of it in both summer and winter, and our multi fuel burners are fuelled from the wood we have on the land. The space offers potential new buyers lots of opportunity to extend without losing much or any of the garden really. In the meadow at the end of the woods, we have been growing vegetables, and there is a lot of potential for more of that.

"Within the house itself, we have enjoyed each room very much in their ways. The sitting room is a lovely peaceful spot to sit and relax, and then you have the snug and the wood burner, which is wonderful in the wintertime. The kitchen also is perfect for larger gatherings, especially at Christmas when we have had the family over for meals.

"The surrounding location and village of Croydon is also a lovely place to live. While small, the community is lively and friendly, and from the house, it's a very short 5-10 minute walk into the village. We have thoroughly enjoyed living here, but it's time to move a little closer to family now and downsize. We're certain that the future owners will enjoy living here as much as we have over the years."
