DESCRIPTION

The Chase is situated on the edge of the village of Burton and lies just beyond the conservation area adjoining open countryside. It is an extremely attractive detached family house constructed principally of sandstone beneath a slate roof. It was originally the gardener’s cottage to the neighbouring Burton Manor and was built against the east elevation of the walled garden. Over the years the property has been extended on both sides of the walled garden which still exists running through the middle of the house and extending to either side to create a private and sheltered garden setting.

Internally the property offers generous and comfortable family accommodation albeit now requiring some updating and there is scope to re-configure the layout and potentially extend at first floor level subject to the availability of planning permission. The accommodation which is arranged over two floors has the benefit of oil central heating courtesy of a Worcester boiler which has recently been installed.

At ground floor level the principal rooms are all accessed from a central reception hall which serves as a focal point to the house and the accommodation is generally light and airy. Beyond the formal entertaining rooms is an open-plan kitchen connecting to a breakfast room with living area. From the kitchen and living area access is gained to the back porch off which there is a utility room, butlers pantry, shower room and separate w.c.

At first floor level there are master and guest bedrooms with en-suite facilities together with three further bedrooms served by a family bathroom.

LOCATION

The Chase lies in an extremely private position on the edge of the picturesque conservation village of Burton at the southerly end of the Wirral Peninsula and is just 9 miles to the west of the historic county town of Chester. The nearby villages of Willaston and Neston cater for everyday needs whilst Chester offers a more comprehensive range of services complemented by out of town of retail parks including The Outlet Village at Cheshire Oaks. Schooling in the area is well provided for with a state primary school in the village which is in the catchment area of Neston High School. Additionally, there is a good selection of private schools nearby including Calday Grange, Birkenhead School, Liverpool College and The King’s and Queen’s Schools in Chester.

On the recreational front there are football and rugby clubs locally and at Neston Sports Club, cricket, tennis, squash and hockey. For those wishing to play golf there are courses at Heswall, Caldy and Royal Liverpool at Hoylake and for the boating enthusiast sailing clubs on the Dee Estuary and rowing in Chester on the River Dee.

COMMUNICATIONS

The area enjoys excellent road communications being convenient for the M53 and M56 motorways which are 4 and 5 miles respectively allowing for ease of travel to all areas of commerce throughout the North West including the Chester Business Park, Deeside Industrial Park and Wrexham Industrial Estate. Liverpool and Manchester are within daily commuting distance and are both served by international airports and at Hawarden there is a non-domestic airport for private charters. For travel to London there is a 2 hr service from Chester station to Euston and from Neston a regular service to Liverpool.
