Description

Set on a promontory to the west of Borth y Gest Bay this delightful coastal home is superbly located to enjoy tranquil views over the estuary and towards the mountains. The property is set back from the road, and accessed by a private driveway, making it free from any road noise.
The ever-popular bay lies approximately one mile South of Porthmadog. The sheltered village is nestled on the edge of the River Glaslyn with beaches and coves which are easily accessible via the sandy coastal path to the front of St Enadoc. The three coves of Borth y Gest are 4 minutes’ walk away, and the picturesque Sampson’s Bay is a fifteen-minute stroll away along the coastal path. There are a couple of cafes and bistros dotted along the bay, perfect to sit and enjoy the spectacular coastal and mountain views.

The house has been lovingly restored and modernised in recent years, and now offers light and contemporary accommodation, whilst retaining some original features such as the original period doors and staircase. The main door leads through a useful hallway incorporating a boot/cloakroom – essential storage for all those coats and shoes. From there, there is a wide and bright hallway with doors leading through to sitting room to one side and living kitchen/diner the other side. Once you enter either of these spaces you will see what this property is all about – the view. The sitting room is comfortable and contemporary, with a deep bay window featuring French doors overlooking the garden and straight out onto the patio. To the other side is a spacious kitchen/dining/living room with bi fold doors opening onto the patio and magnificent views across the bay. The kitchen has a Rayburn as well as a modern oven and hob. Off the kitchen area is a fully fitted utility room with a further door to the outside. Towards the rear of this floor is a double bedroom adjacent to a family bathroom.

On the first floor there is a substantial landing area, which could be used as a study. There is even an inviting view from the landing, across the village rooftops towards Yr Wyddfa (Snowdon). Off this, there is a shower room, a useful storage room/airing cupboard and three bedrooms (two double and one single) from where those amazing sea views get even more spectacular.

Externally there is off road parking and a detached garage (requiring updating)., The gardens are a feature in themselves. The house is surrounded to the front and both sides with extensive lawns and an abundance of mature shrubs and trees. A large patio has been recently added; perfect for long summer barbecues, and evenings sitting out watching the ever-changing scenery. There is another patio to the rear of the property from which you can enjoy views over the village and down into the bay. To the East of the property, you can see Cnicht and, on a good day, Yr Wyddfa (Snowdon). To the west of the property there is an area of protected woodland.

Bro Gwylan is a bright and welcoming family home, in a setting which has to be seen to be believed.
