Description
For sale by public auction. Tuesday 18th June 2024, 12pm. The Theatre, The Royal Bath and West Showground, Shepton Mallet. Bidding available in person, by proxy or online via livestream. Auction guide price £40,000 to £60,000*. A lovely parcel of approximately 1.39 acres together with a small range of buildings in need of renovation.
Description
Located within the charming and picturesque village of Great Hinton lies this super parcel of approximately 1.39 acres of pastureland and copse.
The land is accessed via a gateway leading from Back Street into an area sheltered by mature trees and with a range of buildings that were used as stables and storage and now require renovation. Subject to gaining the relevant consents these would suit a wide variety of uses including of course stables, livestock housing, workshops or storage.
The land then opens out into a lovely parcel of pastureland that is enclosed by a combination of post and wire stock fencing and mature hedges with an area of copse close to the eastern boundary. The land hasn’t been grazed for a little while and is now need of some cultivation but, as with the buildings, could suit a number of uses and requirements.
Planning
The land will be sold subject to an uplift clause of 25% to last for a period of 15 years. Consent for development of the site for equine use will not trigger the uplift clause. Full details will be contained within the auction pack.
Agents note
Part of the land is held on a Possessory Title only. Full details are contained within the auction pack.
