Description

OVERVIEW Every now and then a property comes to market that ticks so many boxes on a buyer's wish list. And this is exactly what you have with this amazing bungalow here at 34 Greenfield Road.

Location is so important and as you approach we think you will be impressed with the neighbourhood. There is a pleasing variation of property types but the majority are bungalows which creates a sense of space and we would like to suggest the row of trees in the background makes arriving at number thirty four something else.

The large shingle drive can accommodate up to 5 cars with the garage in addition. The white Venetian blinds add to the kerb appeal and it could be said the wisteria brings this property to life!

The interior is NOT to be expected! Our sellers have created what could rightly be described as a reference model for an upcoming conversion. From the moment you step inside you will see one of the most amazing family room style setups you could hope to achieve, with garden and Countryside behind - it looks amazing!

The lounge is a good size whilst remaining cosy. The skylight window brings the sun directly onto the beautiful Canadian Maple solid floor and we believe the cast iron stove is particularly enjoyable during the colder months.

First impressions will only get better when you enter the dining area. The exposed timbers of the pitched roof extension and the pendant lighting make this one family room to beat the rest! There is space here for a table for six or eight to fit perfectly. The contemporary kitchen is a range of high quality grey shaker style timber units with a little white thrown in. Surfaces are a beautiful quartz and there is a matching island with breakfast bar for three. There is an integrated Zanussi fridge freezer, a full height pull out larder and corner carousel. The cooking station is a floor standing "Brittania" gas cooker with six ring gas hob and a double electric fan assisted oven. The sellers have added a matching tile effect splash back and a steel extractor. The prep and washing areas feature an inset Belfast sink with chrome mixer tap, an etched drainer and a beautiful garden and Countryside outlook!

The utility room comes next and it really is a good size with attention to detail and quality applied just as much in their design. This time units are a high gloss with granite surfaces, an inset steel sink with chrome mixer tap and etched drainer. The utility room opens to the two piece cloakroom where there is certainly plenty of space for your coats and shoes helping to keep the entrance hall clutter free.

Moving onto the bedrooms and there are two doubles and one single. All feature white Venetian blinds and both the master and bedroom three benefit from built in furniture.

The shower room was recently, and in our opinion, very nicely refurbished. There is now a glass and tile corner shower cubicle with chrome thermostatic shower powering both a ceiling drench shower and a hand shower attachment. A porcelain bowl with chrome mixer tap has been set on the granitite surface of the new vanity unit. The tiling has proved the right choice and suggests a shower room you will enjoy using.

Moving outside to the garden and you have a beautiful and tranquil outside space. It starts with a raised deck where our sellers enjoy relaxing, dining and entertaining. This area is complemented with low level timber contained garden planted borders with a pleasing variety of colour. Their investment continues with a slate and stone sitting area that has been set on a stone flag base. The remainder of the garden is mainly lawn with a carefully chosen selection of mature plants, trees and shrubs. This is one garden that has been lovingly cared for over the years.

To the far end is a veg/growing area that adjoins the field where our sellers have installed a substantial and attractive timber potting shed/workshop. There is space to sit and relax whilst enjoying your hobby and part of this has been sectioned off as a chicken run but could easily be converted to more garden.

With all the amazing village amenities that includes a monthly cinema, the good and outstanding schooling including Sixth Form, this is one amazing home that really has to be seen and should appeal to anyone wanting a bit of it all!

THE LIFESTYLE Living on Greenfield Road means you will be well placed for an excellent range of amenities close to hand. About a five minute walk from home and you will find the substantial 'One Stop' village store that is open 7 days a week from 06:00 till 22:00. There is also a pharmacy and a ladies/gents hairdressers. Add to that an excellent sandwich shop/deli and excellent fast food!

A couple of minutes' walk further and you arrive at the picturesque canal bridge which is also pleasing when illuminated at night. The Waverton "Good" rated primary school is just beyond the bridge.

There is a village green to the side of the canal bridge and a playing field with a children's play park behind which is where the annual fun run finishes and the village fête is held. This is also where you will find the village hall where the doctor's is based and the monthly cinema and other activities such as coffee mornings are held.

Returning to the shops and If you were to walk about 10 minutes along Brown Heath Road then you will reach the crossroads where you will find the excellent award winning gastro pub, "The Plough," while about a 15 minute walk along the canal and you will come to the popular waterside Cheshire Cat Inn. Both have excellent menus, quality drinks and a warm welcome guaranteed! The new "Waverton Arms" is about 10 on the A41 just past the antiques shop.

The 'Outstanding' Christleton High School with 6th Form College is approximately 20 minutes' walk from home, either along the towpath or the country lanes. You will also find the excellent Ring O Bells pub in the heart of the village and the picturesque duck pond a little further along with another play park and field behind.

There are a number of excellent leisure facilities that include award winning country clubs and spas at the nearby Rowton Hall Hotel, The Ramada and "The Club and Spa" at The Hilton. There are a variety of sports clubs and golf courses within a short drive such as the excellent Eaton (Waverton) and Vicars Cross (Great Barrow) Clubs. Christleton High School has a gym and swimming pool you can use and there are also equestrian facilities.

And if water sports are your thing, then Manley Mere offers wind surfing and small boat sailing. There's also a water obstacle course and café. Bickerton and Delamere Forests are about a twenty minute drive and offer enjoyable walks with some fantastic scenery!

The A51 and A55 are a little over a five minute drive, the A41 is just a few, yet they are far enough away not to be heard. The City and railway station are about four miles and often a fifteen minute drive. Manchester and Liverpool airports are about forty minute's drive and the North Wales Coast a similar time making Waverton and Greenfield Road a winning combination for your next home or investment.
