The house sits north of the beautiful medieval square of Sos en Albret.
There are two entrances to the property: one from a quiet side road and the other from the main square itself which leads out to a communal landscaped garden and picnic area and the square’s covered market.

From the side road entrance, there are handsome iron gates opening to the walled terraced garden, with its climbing rose, wisteria, camellia and jasmine.

This makes for an ideal outdoor space and there is also a separate covered area for storage and with access to the main square entrance.

There are two sets of French doors from the terrace to the main house.

Ground Floor:

On entering the house, there is a well-equipped kitchen (21m2) and adjoining dining room (20m2) with its exposed beams, beautiful feature fireplace with wood burning stove and tiled flooring through both rooms.

This leads to a charming living room (30 m2) with double aspect windows and views of the square and the arches of the old covered market. There is a beautiful, ancient stone arch set into a back wall creating a feature alcove.

There are exposed stonewalls, original wooden beams and quality wooden flooring.

There are two sets of wooden stairs with access to the first floor – one at the front of the property from the kitchen and one from the living room.

First floor:

From both landings, there are three good-sized bedrooms and two bathrooms.

Bedroom 1: 19m2 overlooks the front entrance street. This bedroom has a large integrated cupboard.

Bedroom 2: 20m2 has double aspect windows looking out onto the square and covered market.

Bedroom 3: 15m2 is in the centre of the property looking out onto the terrace.

Bathroom 1: 11m2 with shower, freestanding bath, sink, WC and stone tiled floor.

Bathroom 2: 5m2 with marbled tiled shower and sink. There is a separate WC alongside.

There is also an attic space running the full length of the property.

Location & Local Infrastructure:

1 hour and 30 minutes from Bordeaux-Mérignac airport.

1 hour 45 minutes from Toulouse-Blagnac airport.

There is a daily bus service between the village and Mont de Marsan Gare and Agen Gare with direct high-speed rail links to Paris, Marseille, Bordeaux and Toulouse (it takes one hour by bus to Agen or Mont de Marsan).

This pretty and peaceful hilltop village (one of the last to resist Julius Caesar during his conquest of Gaul) has a popular Bistro (under new ownership); a boulangerie/grocery store; a charcuterie; a post office; a bar/tabac; a doctor; a pharmacy (next door) and a primary school.

A bus route allows older children to go to middle school in the surrounding villages of Mézin and Gabarret.

Nearest Supermarkets are in Nérac and Condom. Weekly open-air food markets all year round and night markets in July & August, which attract many tourists.
There are also weekly open-air markets in Nérac and Mézin.

The village is close to the Gascony National Park, which is a haven for nature-lovers, hikers, cycling and eco-tourism. Outdoor swimming pools (in Mézin and Gabarret) are open from June to September.

Thermal Spa in Barbotan Les Thermes from March to November and in Casteljaloux all year round with access to an outdoor swimming pool heated to 37°.
