Description

The house sits in glorious, mature and terraced gardens that feature extensive lawns to front and rear, colourful well stocked beds, mature trees and a wrap around Indian sandstone patio/sitting area taking in the best views of the water. There is a hardwood decked terrace area to one side of the house that incorporates an outdoor heated swimming pool and at the rear of the house is a separate self contained studio/office. Access to the property can be gained from the shore road through twin wrought iron gates that open into a gravelled driveway. Adjacent to the driveway there is a sizeable garage/boathouse (with power and light) and a gravelled path and steps leads up to the house. There is also access from the top lane at the rear where there is further parking for multiple vehicles.
The main accommodation of the property is laid out over two floors, with an additional tower room on the second floor taking in glorious views of the water and the surrounding area. The layout is extremely versatile and provides exceptional family accommodation and with the current owners actually using the property as a lucrative boutique Air BnB property, being in high demand throughout the year.

On entering the house, twin timber outer storm doors open into an entrance vestibule which in turn leads through to a welcoming reception hall where a staircase ascends to the upper landing. On the half landing of the staircase is an impressive stained glass window that depicts the Robertson Clan coat of arms which was lovingly restored and triple glazed. To the front of the house, the exceptional drawing room features a large full height bay window enjoying aspects across Loch Long and below the window is comfortable seating. The room features Acacia wood flooring, ornate cornicing, ceiling rose and with a magnificent fire surround and multi fuel stove in place. To the rear of the drawing room and semi open plan with the reception hall as a comfortable and cosy sitting room (Acacia wood flooring) with a window overlooking the rear gardens. At its focal point is a large multi fuel stove which can provide enough heat for much of the downstairs space. There is a shelved display alcove and a door leads through into the kitchen. There is a further door from the sitting room into the formal dining room which again enjoys amazing water views to the front and there is access from here through twin French doors out to a paved terrace. There is an additional window to the side and this room is large enough to accommodate a sizeable dining table. Once again the room features a multi fuel stove. Moving through from the dining room to the rear, there is a fabulous modern kitchen area that features travertine flooring (underfloor heating), a range of inbuilt modern units, Quartz worktops, modern appliances in duck egg blue and with a central island unit bathed in natural light by a large skylight above. Further windows to the side and additional ceiling skylights provide an abundance of natural light and make this an exceptional space for entertaining. There are two doors out to the gardens from the kitchen and there is a utility area. Adjacent to this is a modern, beautifully refitted downstairs shower room that has a large shower enclosure and vanity unit housing a wash hand basin and wc. Again there is travertine flooring (underfloor heating) and there is a window to the side. Completing the accommodation on the ground floor is a games room which can be used as an additional bedroom or even a study.
Moving on to the upstairs landing, the beautiful curving staircase is lit naturally by the large stained glass window on the half landing and each of the bedrooms on this floor can be reached from here. The master bedroom to the front of the property features ornate cornicing, attractive timber flooring and it takes in superb views over the water. There is another large double bedroom with bay window, also to the front and with water views. There are two further double bedrooms on this floor. A further staircase (as mentioned earlier) accesses the lovely tower room which is a great place to sit and take in the views, but would make a great child’s bedroom. Finally on the first floor is a sizeable family bathroom which comes with a separate bath, modern glazed shower enclosure with twin vanity wash hand basins and wc. LPG (gas) central heating.

Dating back to 1850, Duart Tower is a category ‘C’ listed tower house designed in the style of Alexander Greek Thompson, who was famed for his Italianate style of architecture. There was a later addition to the house around 1900 in the Arts and Craft style. The house was built for the Maclean’s of Duart Castle as a holiday home and the Robertson Clan’s coat of arms was later added to the large stained glass window which underwent renovation in recent years. The house has also had well known inhabitants, including one of the suffragettes and the soldier who was the first to be shot on Armistice Day whilst playing football with the enemy. The unusual stone structure in the front garden is said to have been used as a preaching stone by John Knox during the reformation.
The location of the property is idyllic, being within the Loch Lomond and Trossachs National Park. Blairmore is home to a number of impressive detached residences and is only a short drive from the nearby town of Dunoon (8 miles). Dunoon is a thriving town that blossomed in the 19th century to become a major Clyde seaside resort and a favourite holiday spot for Glaswegians. Throughout the summer months many tourists will visit Dunoon and enjoy a walk along the promenade or a cruise down the Clyde. As the main centre of the area, Dunoon provides a wide range of amenities including a hospital with a 24 hour A&E department, library, leisure centre and a variety of shops and supermarkets. Primary and secondary schooling are available within the town, in addition to more local schooling at Strone Primary. Sporting activities in the area abound and include excellent sailing, golfing, walking and both fresh and sea water fishing. Dunoon provides ferry services across to Gourock and Greenock where there are train and good road links to Glasgow. EPC Band - F.
