Description

Springfield Farm enjoys an elevated yet secluded position with wonderful views over the Clyde Valley and beyond to Tinto Hill, which is the largest and most prominent landmark in the upper reaches of the Clyde Valley.

The Clyde Valley is a highly picturesque area with many fine homes and farms. The district is known as the Garden of Scotland and offers excellent fishing, walking and safe riding in the countryside. Springfield Reservoir, just to the east of the property, is a stocked 32 acre fishery. Carluke is the nearest golf course and there are three further courses around Lanark.

Carluke and Lanark offer a wide range of amenities including primary and secondary schooling and are favoured by commuters travelling to both Glasgow and Edinburgh. There are rail services to both Glasgow and Edinburgh from Carluke. Private schooling is available at Hamilton College (15 miles) or the many Glasgow and Edinburgh private schools.

New Lanark, internationally recognised as a world heritage site, comprises a beautifully restored 18th century mill close to the Falls of Clyde and is still a working community attracting visitors from all points of the compass.

Springfield Farm is an outstanding traditionally built farmhouse. The Farmhouse is linked to the former steading to the rear which has been converted into four separate properties around a communal courtyard. The Farmhouse which is the original Factors House of the Estate has its own private and uninterrupted grounds and views to the South, East and West of the property and sits in its own fenced garden grounds mainly of lawn of approx half an acre. To the south of the house and immediately adjoin the garden area is a stable block with three loose boxes , hay shed and tack room overlooking a two acre paddock with a professionally constructed and fully enclosed Exercise Arena.

The everyday entrance from the courtyard opens into a generous rear hallway with velux and side windows giving lots of natural light, oak flooring and a linen cupboard and fitted cloakroom area. Off this hallway are the magnificent open plan kitchen and family room, a shower room, a double bedroom and the sitting room. Beyond the sitting room, which is in the original part of the house, is the front hallway with stairs to the first floor and a door to the master bedroom suite.

The T shaped kitchen and family room is now the heart of the house. There is a bespoke Small-bone of Devizes Kitchen with floor units with granite worktops, a Belfast sink and cream two oven Aga. The centre island incorporates a prep sink set in the granite worktop, and a breakfast bar with solid oak surface and wine racking. A handmade fully fitted larder unit provides excellent storage. Both the sitting and dining areas have been fitted with high specification over sized picture window sliding doors to a paved feature terrace area and lawn. Oak flooring throughout unites the three areas and the two sets of internal glazed doors and three windows flood the room with light. To the rear of the kitchen is a fitted utility room including double Belfast sink with a connecting door to the shower room, which is by Porcelanosa and has a rain shower and under floor heating to the tiled floor.

Returning to the rear hallway and moving into the original house, there is a double bedroom with fitted cupboards and a well-proportioned dual aspect sitting room, looking out to the rear courtyard to the north and the stabling and paddock to the south. Across the front hallway is the master bedroom which is also dual aspect. It has a fireplace with a wood burning stove. The luxurious Porcelanosa en suite bathroom is equipped with twin basins set in a marble topped vanity unit, a free standing bath and wet room area with under floor heating to the tiled floor.

On the first floor there are two large double bedrooms with an interconnecting en suite bathroom with contemporary Porcelanosa fittings, including a free standing bath and a shower cubicle.

To the front of the property is a large private gated chipped driveway which provides plenty of parking and direct access to the property`s equestrian facilities in addition to the rear courtyard. Below the driveway, running down to the public road is a two acre paddock with a floodlit riding arena and a timber built stable block constructed by National Stables which includes three loose boxes, feed room and tack room. It has power and water.

There is a further three fully fenced and linked paddocks giving a further seven acres of grazing to the west of the property, these can be accessed from a gate directly of the access drive to the West of the property or alternatively directly from a gate on the B7056 . It is bounded on the east and west sides by stands of mature trees.
