Description

Welcome to Rock Tavern, a unique and substantial detached gated residence spanning c. 4,700 sq ft with a two bedroom annex, nestled between the villages of Marple Bridge and Charlesworth, enjoying spectacular countryside views, sitting in approx. 0.5 of an acre.

Originally a public house, Rock Tavern was the subject of an extensive renovation and refurbishment scheme completed just over 10 years ago creating an impressive contemporary family home.  With four ensuite bedrooms to the first floor, an abundance of living accommodation and a self contained two bedroom annex to the ground floor, Rock Tavern represents the ultimate in versatile luxury living.

Internally to the ground floor, there are four reception rooms including the lounge, formal dining room, games room and study - plus the kitchen family room offering sociable dining, entertaining and living space. French doors open up to the 100 ft terrace looking out to the glorious westerly facing gardens and uninterrupted views of rolling hills and countryside.

To the first floor are four double bedrooms, all of which are ensuite and located to the rear aspect, the principal bedroom enjoys breathtaking views.

The annex, with it's own entrance at the front of the property, can also be accessed from the kitchen and provides additional accommodation suitable for a range of uses such as a guest suite, family accommodation or a short term/holiday let.

Also on the ground floor at the end of the hallway is a separate utility room and WC.

At basement level is the bar/entertaining space plus gym, WC, storage area and garaging.  A boiler room and additional storage is accessed from the rear garden.

Externally, the gardens are magnificent – mature and beautifully maintained with a vast expanse of lawn and pergola with outdoor seating area/space for hot tub, it’s the perfect setting for those who appreciate their leisure time at home.

Parking is plentiful with room for multiple vehicles beyond electric security gates.

Rock Tavern is an impeccably presented unique home, perfect for those seeking an extra spacious residence in a picturesque country setting.  Properties of this calibre offering so much space are rare to the market so contact eXp today to arrange your private viewing.

Marple Bridge

Marple Bridge is a charming and friendly village situated on the outskirts of Stockport and just 9 miles (as the crow flies) from Manchester city centre.  It’s one of those ‘best of both worlds’ locations; close enough to the city and transport links for commuters yet sits on the edge of the Peak District with rolling countryside on the doorstep.

The village centre is around 2 miles from the property where you'll find a small selection of independent shops, cafes and public houses.   A little further on is the town of Marple offering a wider range of amenities.  Transport links are excellent and Marple railway station, with regular services to Manchester Piccadilly in under 30 minutes, is just over 5 minutes drive. Commuting by car has never been more convenient with the A555 linking Hazel Grove to Manchester Airport with the A34, John Lewis at Cheadle and Handforth Dean, home to M&S, Tesco and more, eminently more accessible. Charlesworth is just over 2 miles from the property with Glossop another 2 miles from there.

The property is within the catchment area for the Ofsted 'Outstanding' Ludworth Primary School with St Mary’s Catholic Primary close by.  For those with children of secondary school age, there is Marple Hall School or Harrytown Catholic School.

As you might expect in a semi-rural location, there are plenty of delightful areas of countryside to explore, just stone’s throw from the Peak District. A walk into the hills will allow panoramic views of both town and countryside encompassing Edale and Kinder to the east and Greater Manchester to the west and on a clear day, as far as Runcorn.

Viewings are strictly by appointment only.  Contact eXp and quote reference ND0151 when calling.
