Description

A Grade II-listed four-bedroom farmhouse with well-established walled gardens and paddock

Description

Town Farm is tucked away within the peaceful Chilterns village of Lewknor, a popular place for commuters seeking country living while being less than a mile from Junction 6 of the M40, which provides a fast link into Oxford and London. The house was originally built as a farmhouse in the 16th century and later extended in 1790 and both the house, and its surrounding perimeter wall, are Grade II listed.

The attractive brick and flint home is wonderfully characterful, with attractive stonework detailing to the outside and a wealth of original features internally such as the exposed timber frame, a striking wooden staircase, period fireplaces and wood and stone floors. The interiors are traditionally appointed and have been well maintained, offering fantastic potential for
modernisation by the new owner.

The accommodation is arranged over three floors, with a useful
basement area which has great scope for conversion to additional living space; it is currently used for storage. The ground floor is entered onto an impressive double-height reception hall, which leads to the reception rooms including a playroom, sitting room and formal dining room . The
kitchen is a good-sized room with an AGA and an adjoining utility room, and there is a separate breakfast room and study in a side extension. There are four generously sized bedrooms upstairs, one of which is en suite, and there is a separate shower room.

OUTSIDE
The property is tucked away within the village, enclosed by the original Grade II-listed brick and flint walls which beautifully complement the house and make the rear garden feel exceptionally private.

A block paved driveway leads up to the front of the house, where there is a generous parking area and access to a detached double car port and garage. There are mature gardens to the front and rear, abundantly stocked with well-established trees and shrubs, flowerbeds and
mature borders. There is a paved terrace to the rear of the house and a timber summerhouse is set amongst the trees. Twin five-bar gates open from the driveway to a large paddock of about 2 acres with natural shelter, that would be suitable for livestock grazing.

Location

The Oxfordshire village of Lewknor is situated on the northern edge of the Chiltern Hills, a designated Area of Outstanding Natural Beauty, and the Aston Rowant National Nature Reserve.

The village has a range of facilities including a pre-school, CofE primary school, a 12th-century parish church, the highly-regarded The Leathern Bottle public house, a village hall and recreation ground.Secondary school education can be found at Icknield Community
College in Watlington and Lord Williams’s School in Thame, which also has a sixth form. School buses operate from the village to Cranford House, The Oratory and the Abingdon schools. Further schools in the area of excellent repute include Dragon, Headington, St Edwards and Radley College.

The nearby market towns of Watlington and Thame have excellent shopping facilities and the larger towns of Henley-on-Thames and Marlow offer extensive leisure and recreational facilities. The city of Oxford is accessible via the M40 with the Oxford Tube bus service running from Lewknor to London/Oxford 24 hours a day. Mainline train services run from Haddenham, Thame Parkway, Princes Risborough and High Wycombe to London Marylebone. Bus services run to Heathrow and Gatwick airports.
