The property is B Listed and is one of Perth’s finest Georgian homes both in terms of style and setting. The pedimented façade frames a smaller pediment over the front porch which is spacious and welcoming. The reception hall connects the formal reception rooms and a fine original staircase. The drawing room and the dining room are beautifully proportioned, both with carved stone fireplaces, intricate cornicework and large tripartite windows framing mesmerising views over the river. On this floor there is also a cloakroom and WC as well as a recently refurbished home office complete with fitted storage and a view to the front of the house. The arched window panes of the office door are repeated in the door that opens to the staircase to the lower ground floor. A fabulous open plan kitchen/dining area forms the heart of the lower ground floor. A cream AGA, painted timber cabinets and a terracotta tiled floor gives it a relaxed farmhouse feel and doors from the dining area open to one of the best spaces in the house which is the conservatory. It has lots of space for comfortable seating and opens to the garden and the riverside. Earnoch sits centrally in 0.5 acres of mature garden. A 30 metre long private driveway is lined with rhododendrons, azaleas and bluebells and leads to a turning and parking area at the front of the house. To the left of the drive as you arrive at the house is an area of flat lawn. An old stone wall marks the boundary of the garden on its northern and southern boundaries. Wrought iron railings enable the front garden to be completely separated from the back garden. At the rear of the house there are two terraces ideal for sitting out in the summer and mature beech and chestnut trees provide almost complete privacy from the neighbouring properties. The lawn is edged with herbaceous borders which start with spring bulbs and then continue with a programme of colour all summer. At the foot of the garden, old stone steps lead down to a narrow vennel providing Earnoch with its own access to the water.

Location

Earnoch is situated on the banks of the River Tay. It has uninterrupted views across the water to the North Inch Park and to the distant hills beyond. The house is located at the end of a 30m long private driveway and while it enjoys enormous privacy, it is perfectly positioned for access to the centre of town being only about a mile from the High Street. The parks at Riverside and Kinnoull are close by and the house is accessed from one of the city’s arterial routes enabling swift access to Dundee, Fife, Stirling and Edinburgh, as well as Glenshee and Braemar to the north. Perth’s shops, bars, restaurants, concert hall, theatre, art gallery, museum and cinema are all easily accessible by crossing over the Perth Bridge which is just 250 metres from Earnoch. The town’s leisure facilities also include a climbing centre, the Willowgate Activity Centre, Perth Leisure pool, an ice rink and two sports centres. Local golf courses include the North Inch Golf Course, Craigie Hill and Murrayshall. Gleneagles and St Andrews are both within 35 miles. Scone Palace (1.5 miles) hosts numerous outdoor events including Perth Races and the Scottish Game Fair. Perth is often referred to as a gateway to the highlands and for those who enjoy outdoor pursuits, the rivers, hills and lochs of the Perthshire highlands and the Angus Glens are all within easy reach.

Perth train station has regular services to Edinburgh, Glasgow, Dundee, Aberdeen, Inverness and London. Edinburgh Airport is about 40 miles away and there are direct flights from Dundee Airport (20 miles) to London Heathrow.

In terms of education, there is primary and secondary schooling in the city and also a choice of private schooling nearby. A bus runs from Perth to The High School of Dundee, while Strathallan, Kilgraston, Glenalmond and Craigclowan are all located within a few miles of the city.

Directions

If approaching from the south on the M90, follow signs to Dundee and Coupar Angus, exiting the motorway immediately after crossing the Friarton Bridge and follow signs to Coupar Angus. This route will take you into Perth via the Dundee Road. Follow the Dundee Road past the two bridges that lead into the city centre and the entrance to Earnoch is at the junction where the road forks left towards Blairgowrie and right to Coupar Angus. The entrance to Earnoch’s private driveway is framed by stone pillars on the left hand side.
