The land is mainly Grade 3. The equestrian facilities at Saddlewood Manor include the range of traditional stables, an outdoor all-weather school, paddocks, and a large agricultural barn which could be used for additional stabling or extended to create an indoor arena. The previous owners used some of the land for a 25 acre polo field.

Situated off the A46, Saddlewood Manor is ideally located for the village of Leigherton which has a pub, school and church. The renowned Westonbirt Arboretum is a 15 minute drive away along with Westonbirt Golf Course. The Market towns of Tetbury and Nailsworth have a good range of shops.

It is also within easy driving distance of Cirencester and Cheltenham. Located in the Cotswolds AONB, the surrounding countryside is very beautiful with the Cotswold Way passing nearby towards Bath in the south and Chipping Camden in the north.

Heathrow Airport is 97 miles and Bristol Airport 31 miles. Nearby Kemble Station (15 miles) has regular services to London Paddington (75 minutes).

Both the M4 and M5 are easily accessible for commuting to Bath, Bristol, Gloucester and the South West.
