Description

A bright and spacious, refurbished four-bedroom family farmhouse set in the hamlet of Edgarley, accessed from Wick Lane and just a short walk to the summit of Glastonbury Tor. The property has a versatile layout, beautiful mature gardens, and fantastic storage shed, driveway parking spaces, full central heating and is available now.

Upon entering the property is a notably spacious utility/boot room leading to a downstairs shower/wet room with WC and wash hand basin. The utility space houses a separate upright fridge and freezer.

A door leads through to the spacious kitchen with a range of units with wooden doors, Rayburn - with fully electric programmable controls for cooking, hot water and central heating, separate electric oven, electric hob, microwave and washing machine. Separate to the kitchen is the dining room which is a fabulous space for entertaining, and again, includes period features.

Throughout this property are many period features including, exposed Glastonbury Abbey stone features and timberwork. There are two sitting rooms to the front of the property both housing the focal point inglenook fireplaces which are now a feature with electric fires within. These bright rooms have dual aspect windows with views to the garden.

Stairs rise to the first floor with a spacious open landing area. The principal bedroom is generously proportioned and has a vaulted ceiling, and exposed period timberwork. The ensuite Jack and Jill bathroom comprises of bath with electric shower over, WC and wash basin. The second and third bedroom are again a great sized double, with windows overlooking the garden. The fourth bedroom, a smaller double, has a built-in storage and houses the water cylinder.

There is a separate first floor shower enclosure with electric shower, WC and wash basin.

The enclosed garden is mainly laid to lawn with a large gravel driveway and is all enclosed by a mature hedging and trees. The garden also benefits from a greenhouse and a large storage space with power and lighting, which is connected to a useful carport and an electric car charging point. The lawns and the wisteria these will be regularly tended within the cost of the rental.

Edgarley Farmhouse was originally built in the 17th century. As was typical in the building of traditional longhouses of the time, much of the building materials used in the original construction at the front of the house was sourced from the reformation impacted dismantled Glastonbury Abbey, hence the large stones included in the face of the house, and those incorporated within the exposed inglenook fireplaces. The back of the house is of Victorian construction.

The farmyard adjacent to the house is no longer in use, the dairy cows sold back in 2004.

During the past 12 months the house has been substantially refurbished, new electricity wiring throughout (including car charging point), plastering, decorating and the installation of a new hot/cold water system.

Wick Lane lies next to the A361 and provides very quick access to Millfield Prep School (under half a mile) and at the other end quick access to Glastonbury, Street and Wells beyond. Glastonbury is well known for its eclectic High Street together with landmarks such as the ruins of Glastonbury Abbey and of course Glastonbury Tor. The nearby town of Street is well known for the Clarks Village retail destination as well as being home to Millfield Senior School. Wells, approximately 20 minutes' drive, is England's smallest city and boasts many cultural activities centred around the Cathedral and the Bishops Palace. There is a superb collection of schooling within the general area, both state and private. In addition to Millfield there is Wells Cathedral School and All Hallows to name but a few. The nearest secondary school is St Dunstans in Glastonbury and also The Blue School in Wells, whilst there is a further education establishment, Strode College, in Street. For those needing to commute to London, Castle Cary train station is approximately 12 miles to the southeast.
