Description

Attractive family house in a wonderful setting within over half an acre of beautiful gardens.

Description

Occupying the most wonderful and tranquil position, surrounded by gently undulating fields, Manor Cottage is an attractive detached family home with beautiful gardens.

Believed to date from the early 19th century and substantially extended and modernised, Manor Cottage perfectly balances period charm with comfortable contemporary living.

The house is set back from the road, down a generous shingle drive, and has handsome rendered elevations, aluminum windows and a tiled roof.

Internally, the accommodation flows exceptionally well, comprising well-proportioned and light filled rooms. The front door opens into a useful porch, which in turn leads to the reception hall.

The excellent, triple aspect kitchen has bespoke, hand-built wooden cabinetry with Iroko worksurfaces, a Mercury stove, integrated dishwasher and refrigerator, and butler-style sink. The dining area has a charming wood-burning stove; French windows lead directly to the south facing garden.

Manor Cottage has three further reception rooms: beyond the kitchen is the double aspect family room; and both the snug and triple aspect sitting room - which also has French windows out to the terrace - benefit from wood burning stoves.

The first floor consists of five double bedrooms and a family bathroom. The principal bedroom has amazing, far reaching views over the garden and surrounding fields, a dressing area and hand built wardrobes, and a generous adjoining shower bath and shower room.

Manor Cottage sits centrally within grounds of about 0.58 of an acre. To the front is a delightfully, principally lawned garden with mature trees and fish pond.

Immediately to the rear of the house is a generous terrace, perfect for al fresco dining and entertaining; this leads to a further lawn with various shrubs and raised borders.

There is extensive parking for numerous cars over a shingle drive and a double garage with workshop.

Location

Wetheringsett is the largest village in the civil parish of Wetheringsett-cum-Brockford in Mid Suffolk. Within the parish are a primary school, a 15th century church, a village hall, and the fantastic Mid-Suffolk Light Railway, Suffolk’s only standard gauge heritage railway.

Nearby Debenham (4.5 miles) is a pretty and well-serviced village, with a doctor’s surgery, library, a range of shops, including a Co-op supermarket, cafés and a charming public house, The Woolpack.

Eye (5 miles) is an historic market town: the Norman castle looks over the town and the 14th century Church of St Peter and St Paul is considered to be one of the county’s finest. Eye offers a superb variety of amenities including independent shops, cafés, restaurants, a popular weekly country market and arts centre.

Stowmarket (9.5 miles) is a vibrant market town with a comprehensive range of amenities. It is home to the Museum of East Anglian Life, the independent Regal Cinema and the John Peel Centre for Creative Arts, which hosts regular music and cultural events. The railway station provides direct trains to London Liverpool Street from 83 minutes.

Framlingham (13.5 miles) is a most beautiful and energetic market town with an iconic 12th century castle, restaurants, public houses and a thriving hotel. It offers a selection of independent shops, cafés and delicatessen.

Woodbridge (18 miles) is an attractive market town to the south of Wetheringsett. Situated on the River Deben, Woodbridge offers an incredible array of amenities, including an independent cinema, boutique shops, delicatessen, cafés, restaurants and public houses.

There are numerous sporting facilities locally: Debenham has a gym, as does Stowmarket, which also has a golf club and tennis club. Sailing and rowing are available on the River Deben in Woodbridge. For the spectator, Newmarket in west Suffolk is the home of British horse racing.

Schools in the area are excellent in both the state and independent sectors, including Debenham High School, Thomas Mills High School, Framlingham College, Ipswich School and Woodbridge School, all of which are included in the Good Schools Guide.
