The property is situated in the rural hamlet of Newton approximately one mile from the village of Kingsley and three miles from the hugely popular market town of Frodsham.

Kingsley village is a thriving rural community. There is a state of the art Co-Op /Post Office, dispensing chemists, Doctors surgery (satellite to The Princeway Medical Centre, Frodsham), two popular primary schools, village pub, two churches and an active community centre. There is plenty going on in the close-knit community, including a cricket club and many youth group activities.

Frodsham itself has a wide Main Street where a historic market is held each Thursday. A wide range of shops are available in the town together with a Morrisons supermarket and a number of popular bars, restaurants, coffee shops, a post office, doctors and dentists surgeries. Frodsham railway station runs on the Chester to Manchester Piccadilly Line via Helsby, Frodsham, Runcorn East and Warrington Bank Quay.

The area is outstanding in terms of educational choice. Within Helsby/Frodsham there is the highly regarded Helsby High School. There is though a wonderful range of schools and sixth form colleges within the areas around with Kings, Queens and Abbeygate being in Chester and St Nicholas high school and the Grange junior and seniors being in Hartford.
