There are three entrances: two on the side of the property on a quiet side street and also the old shop entrance on the main road through Barbaste.
On entering from the first side door, there is a kitchen (22m2) with basic fittings and the main gas boiler for the central heating system. There is also a large cupboard under the staircase.
A door from the kitchen leads to the front room (27.5m2), which was the old shop. This room has lovely glass fronted window bays and a multitude of shelving units from its last incarnation as a shop.
This lovely space could also make a large dining or living room if not developed for a new commercial use.

Oak stairs lead to a first floor landing area with a corridor stretching the full length of the front part of the house.

There is a shower room (5.5m2) and WC (1.4m2) off this landing.

The back of the landing leads through to what used to be the first floor of the back house and comprises the following:

Bedroom 1 (21m2). This bedroom as two windows overlooking the side street.

There is also a door to a small corridor with further stairs, which access both the ground floor and the upper levels of both houses.

The main corridor has lovely wooden flooring throughout and leads to further rooms:

Bedroom 2 (12m2) is at the front of the house with a large window and fireplace overlooking the front of the house.

Bedroom 3 (11m2) is at the front of the house with a large window overlooking the front of the house.

Bedroom 4 (10m2) overlooks the side street.

There is also another room (room 5) with no windows but could make a useful storage, dressing room or further bathroom.

At the front of the house there are French doors opening onto a large balcony with iron railings and views of the Moulin and the old bridge.

From the corridor next to Bedroom 1, you can take stairs down to the ground floor, which has a cellar (7m2) and a room with fireplace (10m2). There are also entrance doors to the back house on the side street.

The second set of stairs leads to the second floor, which is undeveloped and has the following rooms all requiring total renovation.

Room 6 (20m2) with old fireplace - overlooks the side street.

Room 7 (11.5m2) with a window at the front of the house.

A door from this room leads to Room 8 (16.5m2) with two sets of windows at the front of the house.

Room 9 (13m2) comprises the upper level of the back house and has a sloping roof.

There are further stairs to the attic, which stretches the whole of the front house.

Located on the ancient Ténarèze road, Barbaste has always been an important commercial crossroads.

Today, it is situated on the Route Nationale 655 between Casteljaloux and Lavardac, and is only 3 km west of the historic town of Nérac.

Barbaste is situated on the banks of the river Gélise and has a famous Moulin, built in the 13th century, which attracts 30,000 visitors each year.
